Job description

Role Overview

The Director, Strategic Development leads strategic initiatives and oversees Development Projects and Project Managers to ensure alignment with organizational goals.

Responsibilities
  • Provide leadership and oversight to Development Project Managers, ensuring effective execution of strategic initiatives and alignment with corporate objectives.
  • Develop, analyze, and manage pro forma projections of revenues, expenses, cash flows, and returnsโ€”including IRR, NPV, ROIC, and other applicable metricsโ€”for all resort development and acquisitions.
  • Support Sales operations and other business units for realโ€‘estate site selection, lease negotiations, and financial modeling.
  • Oversee and support approximately $250M+ inventory capital and manage thirdโ€‘party vendor agreements.
  • Support corporate Strategic Sourcing objectives and rebate programs.
  • Lead special projects and coordinate with internal and external stakeholders.
  • Conduct adโ€‘hoc analysis, support longโ€‘range planning, and review legal documents.
Travel Requirements

Up to 40% of the time for site visits, due diligence, and partner meetings.

Qualifications
  • BA/BS in Business, Finance, or Construction Management.
  • Excellent oral and written communication skills and exceptional interpersonal skills.
  • Strong initiative, flexibility, and the ability to thrive in a deadlineโ€‘oriented environment.
  • Ability to handle multiple tasks and manage assignments that may shift based on managerial needs.
  • Ability to communicate decisions and recommendations to senior management clearly and concisely.
  • Proficiency in Microsoft Excel, PowerPoint, Word, and CoStar tools.
  • Advanced financial modeling and analytical skills.
  • Experience running professional and efficient meetings.
  • Experience managing complex projects and crossโ€‘functional teams.
  • Advanced understanding of key financial metrics such as NPV, IRR, and ROIC.
Experience

Minimum 10 years of progressive experience in strategic planning, project management, or related fields, and at least 5 years in a leadership role overseeing multiple teams and/or project managers. Preferred experience in M&A, Hospitality, Multiโ€‘Family, Timeshare, or Construction Management.
