Senior Bookkeeper — Real Estate Accounting

H2 Properties is a 17-year real estate investment company built by two brothers who value authenticity, accountability, and teamwork. We flip, rent, and develop properties across Colorado and operate as a small, highly productive team.

We move fast, hold a high bar for performance, and believe in clean financials as the foundation of good decision-making. This role is critical to how the business operates.

Position Overview

H2 Properties is seeking an experienced Senior Bookkeeper with deep, hands-on real estate accounting experience to take full ownership of our financial systems.

This is not a general bookkeeping role. We are specifically looking for someone who already understands generally accepted real estate accounting principles and can step in without needing to be taught the fundamentals of real estate accounting.

You will own the financial backbone of the company, enforce accounting discipline, and help ensure our projects run profitably and efficiently.

Hard Requirements (Please Read)
  • 2 years of direct, hands-on real estate accounting experience (required)General accounting or non-real-estate bookkeeping backgrounds will not be considered.
  • Proven experience accounting for flips, rentals, and/or development projects
  • Strong working knowledge of real estate–specific accounting workflows, including:
    • Job costing and project-level tracking
    • Multiple entities and bank accounts
    • Partner and deal-level reconciliations
Key ResponsibilitiesFinancial System Ownership
  • Take full ownership of QuickBooks Online and all real estate accounting workflows
  • Maintain clean, accurate books across multiple entities and accounts
  • Ensure proper coding, categorization, and reconciliation of all transactions
  • Enforce accounting SOPs and financial discipline across the team
Weekly Coding Accountability
  • Lead Monday check-ins to resolve unidentified transactions
  • Enforce company standard: no transaction remains “unknown” for more than two weeks
  • Work directly with team members to obtain documentation and approvals
Centralized Payments & Accounts Payable
  • Manage 100% of vendor payments, wires, and accounts payable
  • Ensure expenses are tracked to the correct project, property, PO, and entity
  • Transition the company away from decentralized spending
  • Maintain accurate cash flow visibility
Real Estate Project & Partner Accounting
  • Reconcile partner deals, distributions, and project profitability
  • Ensure job costing accuracy for flips and development projects
  • Support leadership with clear financial reporting tied to real estate performance
Preferred Experience
  • QuickBooks Online (required)
  • Real estate investment accounting (flips, rentals, development)
  • Buildertrend and/or AppFolio
  • High transaction volume and multi-entity environments
