B2B Realty — Licensed Assistant Property Manager (Field Operations)

Role Overview


B2B Realty is seeking a Licensed Assistant Property Manager (Field Operations) to support our growing property management operations by serving as our trusted field representative across Northeast Ohio. This independent contractor (1099) role is designed for licensed real estate professionals seeking assignment-based work with uncapped earning potential while representing one of Ohio's fastest-growing property management companies.


As a Licensed Assistant Property Manager, you will act as the company's boots on the ground, performing field responsibilities that require an active real estate license or in-person representation. Your responsibilities will include legal notice postings, court attendance, owner meetings, leasing activities, and field investigations. You will work closely with our Customer Success team, Property Technicians, Leasing team, and leadership to ensure our owners and residents receive exceptional service while maintaining full legal and operational compliance.


This role offers independent contractor work with the opportunity to earn significantly more than a traditional salaried Assistant Property Manager through performance-based compensation. Based on current task volume in Northeast Ohio, active contractors in this role typically earn $3,000–$5,000 per month.


Note: This is a 100% On-Site Position.


Key Responsibilities

1. Legal & Compliance

  • Post eviction notices, pay-or-quit notices, lease violation notices, and other legally required tenant notices.
  • Ensure every notice is posted accurately, within required timelines, and in accordance with state, local, and company requirements.
  • Take time-stamped photographs and upload proof of service into the company's property management software on the same day.
  • Attend virtual and in-person eviction hearings as B2B Realty's designated representative where permitted.
  • Coordinate closely with attorneys and the Customer Success team before and after hearings.
  • Submit hearing outcomes, documentation, and follow-up notes promptly after each appearance.


2. Leasing Support (Commission Based)

  • Conduct property showings for prospective tenants.
  • Host open houses and scheduled leasing events.
  • Professionally represent available rental properties and answer prospect questions.
  • Coordinate with the Leasing Team throughout the application process.
  • Support lease execution and move-in coordination as needed.
  • Earn commissions only on approved applicants who successfully execute a lease in accordance with B2B Realty's leasing commission policy.


3. Owner Visits & Property Operations

  • Conduct owner walkthroughs and property tours.
  • Represent the company professionally during owner meetings and inspections.
  • Provide property updates, answer owner questions, and reinforce confidence in B2B Realty's management services.
  • Assist with additional field assignments as business needs require.


4. Field Investigations & Resident Support

  • Conduct in-person investigations relating to lease violations, occupancy concerns, property conditions, or other management matters when requested.
  • Meet with residents when an in-person presence is necessary to help resolve sensitive situations professionally.
  • Document findings with detailed notes, photographs, and recommendations for the management team.
  • Support the Customer Success team by gathering factual information that cannot be obtained remotely.


Requirements

  • Active Ohio Real Estate License in good standing (required).
  • License must be placed with B2B Realty's brokerage.
  • Reliable vehicle with valid driver's license and auto insurance.
  • Willingness to travel throughout assigned service areas.
  • Excellent communication and customer service skills.
  • Professional appearance and ability to confidently represent B2B Realty with owners, residents, attorneys, courts, and prospective tenants.
  • Strong organizational and time management skills with the ability to prioritize multiple assignments.
  • Comfortable using technology for documentation, photographs, digital signatures, and status reporting.
  • Ability to attend virtual hearings and meetings when required.
  • Working knowledge of Ohio landlord-tenant law is preferred; training will be provided on company procedures.

Exclusive Partner Program

Independent Contractors who choose to work exclusively with B2B Realty, remain available on a full-time basis (40+ hours per week), and consistently earn at least $3,000 per month through B2B Realty assignments may become eligible for additional performance incentives, including:

Time-Sensitivity & Service Expectations

Notice Postings

  • Complete assigned postings within 24 hours; most notices must be posted same-day.
  • Upload photo documentation immediately after completion.

Court Hearings

  • Confirm attendance within 24 hours of request. 
  • Coordinate with attorneys and the management team before the hearing.
  • Submit hearing outcomes and supporting documentation within two hours of the hearing's conclusion.

Owner Visits

  • Confirm availability within 24 hours of request.
  • Represent B2B Realty professionally during all owner interactions.
  • Submit visit summaries and any follow-up recommendations on the same day whenever possible.

Leasing Activities

  • Maintain professional communication with prospective residents.
  • Promptly communicate showing feedback to the Leasing Team.
  • Support efficient lease execution to maximize occupancy and leasing success.
