Emerald Stay Texas is seeking a Property Operations Manager to oversee our collection of vacation rentals in the Lake Travis Area. Your primary responsibility will involve ensuring our properties are meticulously prepared for guests. This role will involve coordinating with housekeeping and maintenance vendors, and our Guest Experience team to guarantee a superb guest experience. Additionally, you will handle communication with property owners within your portfolio. We are looking for someone who thrives when working independently, taking full ownership of tasks, managing time efficiently, and making decisions with confidence. Strong problem-solving skills and attention to detail will be essential in this role. We are in search of an individual who possesses a strong passion for hospitality, a drive for skill development, and enthusiasm for career advancement. This position will report directly to the Senior Vacation Rental Operations Manager. Previous experience in managing vacation rentals and/or hospitality operations is advantageous. The ideal candidate will be located near Spicewood or Marble Falls. This region covers Volente, Spicewood, and Llano.
Responsibilities:
  • Oversee the operations of our Lake Travis vacation rental portfolio, ranging from 15 to 30 homes and ranches in your region.
  • Ensure homes are consistently guest-ready and uphold high standards of cleanliness and presentation by managing housekeeping and maintenance in accordance with company and owner standards.
  • Conduct regular property inspections before guest and owner arrivals to uphold cleanliness and maintenance standards. These may be as often as between each reservation or every two weeks.
  • Foster strong relationships and communication with property owners to ensure mutual satisfaction and understanding of property operations and overall performance.
  • Ensure that tickets assigned to you in Breezeway are updated and completed promptly.
  • Manage the housekeeping vendor schedule and payments via Breezeway tickets to ensure proper completion and documentation.
  • Undertake basic maintenance tasks necessary for property upkeep and coordinate with licensed professionals for more complex repairs.
  • Assist in onboarding procedures for new properties to ensure smooth integration into the portfolio.
  • Manage expenses in alignment with company objectives.
  • Provide support throughout the day to the guest experience team.
  • Coordinate and fulfill special guest requests to enhance their experience.
  • Assist in coverage of on-call shifts 3-4 times per week.
Requirements
  • Excellent customer service and interpersonal / communication skills.
  • Exceptional organizational skills.
  • The candidate must be able to commute between various homes and ranches in the Lake Travis area (Spicewood, Volente, Llano, and occasionally Austin or Dripping Springs). To ensure reliable access, candidates should reside within a 45-minute drive of these properties.
  • Must have a valid driver's license and reliable transportation within the job location.
  • Proficient with technology and ability to use property management software, maintenance ticketing systems, Google Sheets, etc.
  • Demonstrate knowledge of property maintenance and housekeeping.
  • Available on weekends, holidays, and on-call 3-4 nights per week to meet business demands.
  • Ability to work independently and manage time wisely.
  • Ability to adhere to strict hygiene and cleanliness standards.
  • Ability and willingness to lift or move up to 50 lbs.
  • Bilingual in English / Spanish is preferred.
