Manager of Lease Administration - Retail
Reports to the VP of Real Estate
Location: Corporate office, 253 America Place, Jeffersonville, IN 47130
Description:
The Manager of Lease Administrating will be instrumental to the Real Estate Department's function in terms of managing the current portfolio as it continues to grow. The manager of Lease Administration will play a critical role in establishing and fostering relationships with the leasers -property managers and landlords.
WHO WE'RE LOOKING FOR
Shoe Sensation currently operates 250+ and growing brick-and-mortar stores and growing! We need someone with attention to detail, excellent critical thinking abilities, and great interpersonal skills. As the tenant of the store locations, we need someone who has experience and can manage from the lease (tenant) side of the leases and not the leaser.
The person who takes on this role will be responsible for:
Manages Lease Administration
  • Directs Symphony Group
  • Validates All Information in Lease Query
  • Full Audit of All Leases
  • Signs off on All Payments (Monthly)
  • Liaison with Finance Department
  • Manages flow of information to VP Real Estate for all upcoming Renewal Activity
  • Manages all Reports to REC
  • Assists in Rent Reductions (Bonus Eligible)
  • Assists in Identifying Co-T (Bonus Eligible)
  • Liaison with Landlords, Field and Operations to Resolve Lease Issues

Real Estate
  • Assists in Preparing REC Presentations
  • Liaison with Field in collecting Site Feedback
  • Become Expert in utilizing Placer and Sitewise to Analyze Potential Sites
  • Assists in Sales Projections and Proforma Preparation
  • Assists in Working with Construction to obtain all necessary Site Information
  • Liaison with Construction to obtain Budget Information
  • Assists in maintaining Cadence Report
  • Assists in preparing LOI's
  • Assists in working with Outside Attorneys and Lease follow-up

Requirements
  • Required Experience in Nationwide Brick and Mortar Retail Tenant Representation and Negotiation
  • Experience with Lease management as the tenant of the leased property
  • 5+ years' experience in analyzing and negotiating of retail lease proposals for small and mid-size type strip center and stand-alone locations.
  • Bachelor's degree in Real Estate Development, Economics, Math, Statistics, or Business OR equivalent combination of education and experience
  • Advanced proficiency in software applications including Microsoft Word, Excel, Outlook, and PowerPoint a must
  • Experience with quantitative analysis software, such as Sitewise/Placir.
  • Excellent organizational and interpersonal skills
  • Effective oral and written communication skills
  • Strong and effective negotiating, analytical, problem solving, and follow-up skills
  • <10% Travel
