What is property operations?

Property operations refer to the day-to-day management and maintenance of real estate properties, including residential, commercial, or industrial buildings. This role ensures that buildings are safe, clean, and functioning efficiently by overseeing repairs, maintenance schedules, facility improvements, and tenant relations. Property operations teams often handle budgeting, vendor management, compliance with regulations, and emergency response. Their work is crucial for preserving property value and providing a positive experience for tenants or occupants.

What are some common challenges faced in property operations, and how can professionals overcome them?

Professionals in Property Operations often encounter challenges such as balancing preventive maintenance with urgent repairs, managing vendor relationships, and ensuring compliance with safety and regulatory standards. Effective communication and organization are key to prioritizing tasks and responding quickly to unexpected issues. Leveraging property management software and maintaining clear documentation can help streamline operations, while ongoing training ensures the team stays updated on industry best practices.

What are the key skills and qualifications needed to thrive in property operations, and why are they important?

To thrive in Property Operations, you need strong knowledge of facility management, building systems, and compliance, often supported by a degree in facility management or a related field. Familiarity with property management software, maintenance scheduling systems, and relevant certifications such as CPM (Certified Property Manager) or BOMI credentials is typically required. Excellent organizational skills, attention to detail, and clear communication help professionals coordinate teams and handle tenant relations effectively. These skills ensure smooth daily operations, cost-effective maintenance, and high tenant satisfaction, which are crucial for successful property management.

What is the difference between Property Operations vs Property Management?

CertificationsFacilities management, property management certifications often applicableReal estate licenses, property management certifications
Work EnvironmentOn-site maintenance, operational planning, vendor coordinationTenant interactions, leasing offices, administrative tasks
Industry UsageUsed in commercial and residential properties for operational rolesCommonly used for roles involving tenant and lease management

While both roles are essential in property industry operations, Property Operations primarily focuses on the physical and operational aspects of managing a property, such as maintenance and facilities management. Property Management, on the other hand, emphasizes tenant relations, leasing, and rent collection. Understanding these differences helps in choosing the right career path or job search focus.

About Dapper Residential

Dapper Residential is a fast-growing residential property management company serving property owners and residents throughout the Treasure Valley. We pride ourselves on delivering exceptional service, strong communication, and a professional property management experience for both owners and tenants.

We are seeking a highly organized, self-motivated Property Operations Associate to help support our growing portfolio. This is a dynamic role that combines leasing, property inspections, vendor coordination, resident communication, and day-to-day operational support.

This position is ideal for someone who enjoys working both in the office and in the field, thrives in a fast-paced environment, and wants to play a meaningful role in the growth of a local company.

The Property Operations Associate will be responsible for supporting leasing activities, conducting property inspections, coordinating maintenance vendors, assisting residents and prospective tenants, and helping ensure smooth day-to-day operations across our portfolio.

The ideal candidate is professional, dependable, customer-service oriented, highly organized, and comfortable working independently throughout the Treasure Valley.

  • Answer incoming phone calls, emails, and leasing inquiries.
  • Schedule and conduct showings of vacant homes and apartments throughout the Treasure Valley.
  • Follow up with prospective residents and assist with the application process.
  • Prepare and send lease agreements and related leasing documents.
  • Assist with lease renewals and resident communications.
  • Provide exceptional customer service to current and prospective residents.

Property Operations

  • Conduct move-in, move-out, and periodic property inspections.
  • Document property conditions with detailed notes and photos.
  • Post notices to tenant doors when required.
  • Assist with occupancy and turnover processes.
  • Ensure properties are presented professionally and ready for showings.

Vendor Coordination

  • Schedule and coordinate maintenance vendors and contractors.
  • Follow up on work orders and service requests.
  • Communicate with residents regarding maintenance scheduling and access.
  • Assist with tracking repair progress and vendor performance.

Administrative Support

  • Maintain accurate records within property management software.
  • Assist with filing, documentation, and operational processes.
  • Support company leadership with day-to-day property management activities.
  • Help identify opportunities to improve operational efficiency and resident experience.

Qualifications

Required

  • Strong customer service and communication skills.
  • Excellent organizational and time-management abilities.
  • Ability to work independently and manage multiple priorities.
  • Comfortable using technology, software platforms, and mobile applications.
  • Valid driver's license and reliable transportation.
  • Ability to travel throughout the Treasure Valley daily.

Preferred

  • Previous experience in property management, leasing, real estate, customer service, or operations.
  • Familiarity with property management software.
  • Experience conducting inspections or coordinating vendors.
  • Idaho real estate license or willingness to obtain one.

What Success Looks Like

The successful candidate will help create an exceptional experience for residents and property owners by ensuring leasing activities, inspections, maintenance coordination, and day-to-day operations are handled efficiently and professionally.

This role will allow company leadership to focus on growth, client relationships, and strategic initiatives while maintaining a high standard of service throughout the portfolio. This position spends approximately 20% of its time in the field and 80% in the office and will fluctuate each month based on demand.

Compensation & Benefits

  • Competitive compensation based on experience.
  • Mileage reimbursement for business-related travel.
  • Paid time off and holidays.
  • Professional development and growth opportunities.
  • Opportunity to grow with a rapidly expanding company.
