About the Role

Gomes Group is seeking an experienced, motivated, and service-driven Property Manager to oversee the day-to-day operations, leasing performance, resident experience, and overall management of one of our luxury multifamily communities in Essex County, NJ.

The ideal candidate is a strong leader who thrives in a fast-paced environment, understands luxury resident expectations, and can successfully balance operations, leasing performance, maintenance coordination, team management, and resident relations while maintaining a first-class living experience.

Responsibilities

Property Operations & Resident Experience
• Oversee the daily operations of the property and ensure smooth community performance
• Maintain high standards for curb appeal, cleanliness, amenity spaces, common areas, and overall property presentation
• Build strong relationships with residents while delivering exceptional customer service
• Address resident concerns, escalations, and lease violations professionally and efficiently
• Conduct regular property inspections and coordinate with maintenance to ensure timely completion of work orders and repairs
• Oversee move-ins, move-outs, inspections, and resident retention efforts

Leasing & Financial Performance
• Lead leasing strategies to achieve occupancy and revenue goals
• Monitor leasing traffic, lead conversions, lease renewals, and market trends
• Review availability reports, pricing, concessions, and leasing velocity
• Assist with rent collection, delinquency management, and reporting
• Ensure lease files, renewals, and resident documentation remain compliant and organized
• Collaborate with the leasing team to maintain strong leasing KPIs and customer experience standards

Marketing & Community Engagement
• Support social media, resident events, and community engagement initiatives
• Assist with marketing strategies and outreach efforts to increase visibility and leasing traffic
• Develop relationships with local businesses, vendors, and community partners
• Work closely with management on resident programming and retention initiatives

Team Leadership
• Supervise leasing and maintenance staff while fostering a positive team culture
• Coach team members on customer service, leasing performance, and operational standards
• Ensure policies, procedures, and Fair Housing regulations are consistently followed
• Participate in hiring, onboarding, scheduling, and team development as needed

Requirements

• 3+ years of multifamily property management experience preferred
• Luxury lease-up experience preferred
• Strong leadership and organizational skills
• Excellent customer service and communication abilities
• Experience with Yardi Voyager, RentCafe CRM IQ, and Google Workspace preferred
• Understanding of Fair Housing, ADA, Fair Credit Reporting Act, and multifamily housing regulations
• Ability to multitask and perform in a fast-paced environment
• NJ Real Estate License is a plus
• Bilingual is a plus
• Weekend availability as needed for showings, events, and operational support
