Position Overview

Our client is seeking a Real Estate Investment Analyst / Associate to support acquisitions, underwriting, transaction execution, and portfolio analytics across its investment platform.

This individual will play an active role throughout the investment lifecycle, including evaluating acquisition opportunities, developing financial models, managing due diligence, supporting transaction negotiations, and assisting with asset and fund-level performance analysis. The role offers significant exposure to senior leadership and the opportunity to work directly with key decision-makers in a lean, entrepreneurial environment.


Responsibilities
  • Evaluate acquisition opportunities through detailed financial analysis, underwriting, and valuation modeling.
  • Build and maintain complex financial models to analyze investment returns, financing structures, cash flows, capital expenditures, and downside/upside scenarios.
  • Support the execution of acquisitions from initial review through closing.
  • Lead and coordinate due diligence efforts, including review of rent rolls, operating statements, leases, title reports, environmental reports, surveys, financial statements, and third-party diligence materials.
  • Assist in the preparation of investment memoranda, underwriting summaries, and acquisition recommendations for senior leadership.
  • Analyze market fundamentals, comparable transactions, and competitive properties to support investment decisions.
  • Assist with the negotiation and review of Letters of Intent, Purchase and Sale Agreements, financing documentation, and other transaction-related materials.
  • Coordinate with brokers, lenders, attorneys, consultants, and third-party vendors throughout the acquisition process.
  • Develop and evaluate value creation strategies focused on revenue growth, operational efficiencies, expense reduction, and capital improvement initiatives.
  • Support asset-level and fund-level performance reporting, portfolio analytics, and investment tracking.
  • Assist with special projects, strategic initiatives, and ad hoc analyses as needed.

Qualifications
  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field.
  • 1-5 years of experience in real estate acquisitions, investments, asset management, commercial real estate lending, private equity, investment banking, or a related field.
  • Strong financial modeling, valuation, and underwriting capabilities.
  • Understanding of real estate investment metrics including IRR, equity multiple, cash-on-cash return, yield, and debt service coverage.
  • Advanced proficiency in Microsoft Excel and financial analysis.
  • Strong analytical, quantitative, and problem-solving skills.
  • Exceptional attention to detail and organizational capabilities.
  • Ability to manage multiple transactions and priorities in a fast-paced environment.
  • Strong written and verbal communication skills.
  • Experience with alternative real estate sectors, multifamily, self-storage, manufactured housing, or other commercial real estate asset classes is preferred but not required.
