POSITION SUMMARY
The Marketing Manager reports directly to the Director of Marketing & Communications and serves as the primary operational marketing lead for Quality Management Group. This role is responsible for executing property-focused and companywide marketing strategies that support occupancy, compliance, brand consistency, internal communications, and performance optimization across the portfolio.
Working in close partnership with the Director, the Marketing Manager translates strategic vision into scalable campaigns, systems, tools, and measurable outcomes. While the Director leads overarching brand strategy and executive-level initiatives, this role drives day-to-day execution, cross-functional coordination, and portfolio-wide implementation.
This position requires hands-on property management marketing experience and a strong understanding of compliance-driven advertising requirements, including HUD and affordable housing regulations. The Marketing Manager also plays a key role in evaluating and leveraging AI-powered marketing tools and emerging technologies to enhance efficiency, automation, analytics, and scalable content creation.
This position requires daily, in-person attendance at our Corporate Office in Ontario, California, to support cross-functional collaboration, leadership alignment, and operational execution.
KEY RESPONSIBILITIES
Property & Digital Marketing Strategy
  • Develop and execute QMG's digital marketing strategy to support leasing, occupancy goals, and brand visibility across the portfolio, in alignment with the Director's strategic roadmap.
  • Manage property websites, online listings, and digital advertising campaigns, ensuring accuracy, compliance, and timely updates.
  • Ensure marketing efforts align with HUD, affordable housing, and fair housing advertising requirements, including required disclosures and occupancy guidelines.
  • Monitor campaign performance and adjust strategies based on traffic, lead quality, leasing outcomes, and ROI.
  • Provide regular performance reporting and actionable insights to the Director of Marketing & Communications.

Property Marketing Tools & Templates
  • Create and maintain standardized, compliant advertising templates for Community Managers, including property listings, flyers, signage, social media posts, and outreach materials.
  • Develop clear guidelines and toolkits to enable on-site teams to market properties consistently while adhering to compliance standards.
  • Maintain an organized digital asset library for all marketing materials.
  • Continuously improve marketing systems and workflows to enhance scalability across the portfolio.

Content Development & Brand Execution
  • Design and produce marketing collateral using approved brand standards and templates.
  • Write and edit compelling copy for property advertisements, websites, internal communications, presentations, and campaigns.
  • Coordinate professional photography, videography, and creative assets as needed.
  • Support event marketing for property openings, resident events, and company initiatives.
  • Ensure all content execution aligns with corporate brand standards established by the Director of Marketing & Communications.

Internal Marketing & Cross-Functional Support
  • Partner with HR, Learning & Development, Operations, and other departments to create internal marketing and communication materials, including recruiting and employer branding content, training materials, and internal campaigns.
  • Ensure internal materials align with company messaging, culture, and visual standards.

Marketing Technology & AI Integration
  • Evaluate, implement, and optimize marketing technology platforms and AI-driven tools to enhance efficiency, automation, analytics, and content scalability.
  • Leverage AI tools for property listing optimization, SEO enhancement, content drafting and refinement, campaign performance forecasting, workflow automation, and data reporting.
  • Identify opportunities to streamline processes and reduce manual workload through intelligent automation.
  • Stay informed on emerging AI technologies and digital marketing innovations to continuously modernize the marketing function.
  • Partner with leadership to assess and recommend technology investments that support portfolio growth and operational efficiency.

Reporting, Analytics & Continuous Improvement
  • Track and report on marketing performance metrics, including campaign results, engagement, occupancy impact, and budget utilization.
  • Maintain a comprehensive marketing calendar to ensure timely execution of deliverables.
  • Identify opportunities to improve processes, tools, systems, and workflows to increase efficiency and measurable impact.
  • Provide data-driven recommendations to support strategic decision-making and portfolio performance.

REQUIRED QUALIFICATIONS
  • 5+ years of marketing experience, with direct experience supporting property management, multifamily housing, or real estate portfolios.
  • Demonstrated knowledge of HUD, affordable housing, and compliance-driven advertising requirements.
  • Proven experience developing and executing digital marketing strategies.
  • Strong copywriting, editing, and content development skills.
  • Experience creating standardized tools and templates for operational teams.
  • High attention to detail with the ability to manage multiple priorities and deadlines.
  • Proficiency with digital marketing platforms, social media, analytics tools, and marketing technology systems.
  • Demonstrated ability to operate in a high-accountability environment where measurable performance outcomes are expected.

PREFERRED QUALIFICATIONS
  • Experience supporting both market-rate and affordable housing portfolios.
  • Familiarity with Fair Housing regulations and occupancy compliance.
