FLOATING MAINTENANCE MANAGER
Location: Portfolio-based (Durham, NC & Richmond, VA Area)
Pay: $30.00 - $34.00 per hour

The Role
As a Floating Maintenance Manager, you are a critical leader within our Durham & Virginia portfolio. You will travel to different communities to provide high-level maintenance support during transitions, staffing gaps, or large-scale projects. We value your work-life balance: assignments are planned and communicated with ample lead time-no "day-of" surprises or sudden out-of-state travel.
Primary Responsibilities
  • Technical Leadership: Lead and perform complex repairs including HVAC, plumbing, electrical, and appliance maintenance.
  • Portfolio Support: Travel across the Durham & Virginia area to ensure vacant units are "market-ready" and service requests are resolved with excellence.
  • Team Development: Assist in training on-site technicians, fostering LSA's culture of skill-building and proactive excellence.
  • Quality Control: Conduct property inspections to ensure 100% compliance with safety protocols and LSA's high living standards.

Leading On-Call Compensation
LSA respects your time. Our industry-leading on-call policy ensures you are fairly paid for every trip:
  • Guaranteed Minimum: You are paid a minimum of 2 hours per trip (1 hour for the task + 1 hour for travel time).
  • Full Pay for Major Repairs: If a task takes longer than an hour, you are paid for your actual time worked plus your travel hour.
  • Travel Coverage: In addition to your hourly pay, LSA provides mileage reimbursement for the drive from your home to the property and back.

Requirements
  • Certifications: EPA and/or HVAC certification is required. CPO (Certified Pool Operator) is a major plus.
  • Mobility: Valid Driver's License and reliable transportation for travel within the Charlotte area.
  • Experience: 5+ years of maintenance experience with a "people-centered" approach to resident service.
  • Communication: Ability to adapt to different property teams and respond with care to resident needs.
