Job description

The District Maintenance Manager is accountable for the vacant maintenance and turn process while ensuring the preservation of a portfolio of assets within a district. This position is responsible for leading the field turn teams to efficiently maintain the functionality and condition of the homes, while promoting a clean, safe work environment and delivering excellent customer service. The District Maintenance Manager is responsible for turn operational KPIs and Financials of the assets, ensuring cost, quality and turnaround time of work meets Company standards.

Responsibilities:

  • Lead and support a team handling turn maintenance operations, logistics, and daily workflow.
  • Hire, train, coach, and guide field technicians while monitoring performance and operational metrics.
  • Manage resources, budgets, and KPIs for assigned assets.
  • Conduct field training, ridealongs, inventory checks, and storage room inspections.
  • Ensure company processes, policies, and quality standards are consistently followed.
  • Review maintenance and financial reports, address issues, and communicate with internal and external partners.
  • Support purchase order preparation and cost approvals.
  • Oversee quality control efforts and help resolve escalated maintenance issues.
  • Partner with vendor management teams to support vendor performance and compliance.
  • Collaborate across departments to ensure timely completion of maintenance activities.

Requirements:

  • High school diploma or GED required.
  • Bachelor's degree or technical training certification preferred.
  • Minimum five (5) plus years of progressive responsibility in supervising field maintenance required with handson experience with basic hand tools and power tools.
  • Minimum two (2) years of project management or related experience required (Capital Expenditures).
  • HVAC experience preferred.
  • Valid driver's license and satisfactory driving record required. Ability to operate a motor vehicle required.
  • Knowledge of construction, maintenance, or property management operations.
  • Comfortable working with data, reporting tools, and financial statements.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) required.
  • Working knowledge of OSHA safety standards required.
  • Strong leadership, communication, and problemsolving skills.
  • Willingness to work weekends when needed, required.
  • Lift/carry: 50 pounds to waist and shoulder height, and 20 pounds overhead.
  • Climbing Aframe and extension ladders for tasks such as tree trimming and gutter cleaning.
  • Using tools such as wrenches, hammers, Allen wrenches, wire strippers, pliers, levels, multimeters, breaker bars, clamps, and AC manifold gauge sets.
  • Operating power tools including cordless drills, impact drivers, reciprocating saws, circular saws, pressure washers, and air compressors.

Compensation

The anticipated pay range/scale for this position is $80,155.00 to $100,000.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

Additional Compensation

This position is eligible to receive quarterly bonus payments.
