Maintenance Manager
Residential & Commercial Property Portfolio
Our Client is seeking an experienced Maintenance Manager to oversee maintenance and cleaning operations across a mixed-use portfolio consisting of approximately 450 apartment units and 200,000 square feet of commercial space. This is a leadership role responsible for managing in-house maintenance and cleaning teams, coordinating vendors and contractors, and ensuring all properties are maintained to the highest standards of safety, functionality, and appearance.

What You'll Do
Lead, schedule, and support maintenance technicians and cleaning staff
Provide training, coaching, and performance feedback to team members
Oversee daily maintenance operations, preventive maintenance programs, and emergency repairs
Conduct regular property inspections and identify maintenance needs
Prioritize and assign work orders to ensure timely completion
Manage inventory of maintenance supplies, equipment, and tools
Coordinate and supervise outside contractors and vendors
Review vendor proposals, negotiate pricing, and ensure quality workmanship
Approve completed work and vendor invoices
Communicate professionally with residential and commercial tenants regarding maintenance activities
Resolve tenant concerns in a professional, solution-oriented manner
Maintain accurate maintenance records, inspections, and compliance documentation
Assist with budgeting, capital improvement planning, and equipment replacement strategies
Utilize property management software to track maintenance activities and work orders
What We're Looking For
5+ years of maintenance experience within residential, commercial, or mixed-use properties
2+ years of leadership or supervisory experience preferred
Strong working knowledge of HVAC, plumbing, electrical, carpentry, and building systems
Excellent organizational and multitasking abilities
Strong communication and customer service skills
Comfortable using computers, mobile devices, and maintenance management software
Valid driver's license and reliable transportation
Preferred Qualifications
Experience with Yardi Voyager or similar property management software
Knowledge of building codes, safety regulations, and compliance requirements
Ability to read and interpret blueprints, technical manuals, and equipment specifications
