Maintenance Manager

Residential & Commercial Property Portfolio

Our Client is seeking an experienced Maintenance Manager to oversee maintenance and cleaning operations across a mixed-use portfolio consisting of approximately 450 apartment units and 200,000 square feet of commercial space. This is a leadership role responsible for managing in-house maintenance and cleaning teams, coordinating vendors and contractors, and ensuring all properties are maintained to the highest standards of safety, functionality, and appearance.

What You'll Do

  • Lead, schedule, and support maintenance technicians and cleaning staff

  • Provide training, coaching, and performance feedback to team members

  • Oversee daily maintenance operations, preventive maintenance programs, and emergency repairs

  • Conduct regular property inspections and identify maintenance needs

  • Prioritize and assign work orders to ensure timely completion

  • Manage inventory of maintenance supplies, equipment, and tools

  • Coordinate and supervise outside contractors and vendors

  • Review vendor proposals, negotiate pricing, and ensure quality workmanship

  • Approve completed work and vendor invoices

  • Communicate professionally with residential and commercial tenants regarding maintenance activities

  • Resolve tenant concerns in a professional, solution-oriented manner

  • Maintain accurate maintenance records, inspections, and compliance documentation

  • Assist with budgeting, capital improvement planning, and equipment replacement strategies

  • Utilize property management software to track maintenance activities and work orders

What We're Looking For

  • 5+ years of maintenance experience within residential, commercial, or mixed-use properties

  • 2+ years of leadership or supervisory experience preferred

  • Strong working knowledge of HVAC, plumbing, electrical, carpentry, and building systems

  • Excellent organizational and multitasking abilities

  • Strong communication and customer service skills

  • Comfortable using computers, mobile devices, and maintenance management software

  • Valid driver's license and reliable transportation

Preferred Qualifications

  • Experience with Yardi Voyager or similar property management software

  • Knowledge of building codes, safety regulations, and compliance requirements

  • Ability to read and interpret blueprints, technical manuals, and equipment specifications
