Live-In Superintendent
Location: New Windsor, NY
Employment Type: Full-Time, Live-In
On-Call: Required for property emergencies

Position Summary
Residential apartment community seeking a Live-In Superintendent responsible for apartment maintenance, unit turnovers, resident service requests, and emergency repairs. This position requires hands-on experience with plumbing, drywall, painting, appliance troubleshooting, and basic HVAC repairs. The Superintendent will live on-site in an apartment provided and paid for by our client and will serve as the primary maintenance resource for the property.


Key Responsibilities

  • Diagnose and repair plumbing issues, including leaks, clogged drains, running toilets, and fixture replacements.

  • Troubleshoot and perform basic repairs on HVAC and air conditioning equipment.

  • Open walls and ceilings as needed to identify and repair water intrusion and plumbing leaks.

  • Complete drywall repairs, spackling, sanding, and painting following maintenance work.

  • Repair and replace caulking around tubs, showers, sinks, and other fixtures.

  • Adjust and repair doors, locks, door sweeps, closet doors, and related hardware.

  • Assess appliance issues and perform repairs when feasible.

  • Prepare apartments for new occupancy, including painting, patching, cleaning, and minor repairs.

  • Conduct routine property inspections and identify maintenance concerns.

  • Communicate repair needs, project updates, and recommendations to property management.

  • Respond to after-hours maintenance emergencies as required.

  • Maintain safe and clean mechanical, common, and work areas throughout the property.

Required Qualifications

  • Plumbing repairs

  • Drywall installation and repair

  • Interior painting

  • Appliance troubleshooting

  • Basic HVAC diagnostics

  • Ability to independently diagnose maintenance issues and complete repairs.

  • Strong organizational and communication skills.

  • Valid driver's license and reliable transportation.

  • Must reside on-site as a condition of employment.

  • Must provide and maintain personal hand tools.

Preferred Qualifications

  • Previous live-in superintendent experience.

  • Multifamily housing or apartment maintenance experience.

  • Experience performing apartment turnovers.

  • HVAC maintenance and repair experience.

Physical Requirements

  • Lift and carry up to 50 pounds.

  • Climb ladders and work at varying heights.

  • Frequently stand, walk, bend, kneel, and move throughout the property.

  • Work indoors and outdoors in varying weather conditions.

What Success Looks Like

  • Resident maintenance requests are completed promptly and correctly.

  • Apartments are turned over on schedule and ready for occupancy.

  • Property maintenance issues are identified and resolved before they become larger repairs.

  • Emergency calls are handled professionally and efficiently.
