Maxus Properties is seeking a Leasing Manager for Peppertree Apartments in Lawrence, Kansas.

Our mission is to enhance property value through a combination of experienced personnel and advanced technology, with a strong focus on achieving high resident retention and occupancy rates.

Position Summary

The Leasing Manager is responsible for driving occupancy, revenue, and leasing performance through strong sales leadership, consistent training, file accuracy, and marketing execution. This role oversees daily leasing operations, develops and coaches the leasing team, ensures compliance and audit accuracy, and delivers a best-in-class prospect and resident experience.  The Leasing Manager will assist in Management duties in the Property Manager’s absence.

Key Responsibilities

Leasing & Sales Leadership

  • Drive leasing performance to meet or exceed occupancy, traffic, and conversion goals
  • Lead daily leasing operations and ensure strong follow-up, closing, and customer service standards
  • Monitor leasing metrics, including traffic, closing ratios, follow-up effectiveness, and move-in volume
  • Ensure show apartments and model units are toured and market-ready

Team Development & Training

  • Train, coach, and mentor leasing staff on sales techniques, closing methods, and follow-up standards
  • Conduct regular role plays, call reviews, and performance feedback sessions
  • Lead leasing-focused morning meetings and provide weekly move-in and pipeline updates
  • Foster a sales-driven, accountable, and collaborative team culture

File Auditing & Compliance

  • Audit applicant files prior to the Property Manager approval
  • Audit move-in files prior to move-in day and ensure a timely handoff to the Property Manager
  • Ensure all leasing files meet company standards and Fair Housing requirements

Marketing & Reputation Management

  • Execute onsite and digital marketing initiatives in coordination with management
  • Oversee social media campaigns and outreach efforts
  • Assist with reputation management and lead source optimization

Operational Support

  • Collaborate closely with the Property Manager on leasing strategy and performance
  • Step in to support the Property Manager role when needed, including:
    • Delinquency management
    • Move-in and move-out processing
    • Renewal processing
    • Move-out confirmations
    • Pre Move Out Inspections
  • Maintain accurate records in property management and CRM systems

Qualifications

Required:

  • 2+ years of multifamily leasing experience
  • Previous leadership, senior leasing, or supervisory experience preferred
  • Strong sales, closing, and customer service skills
  • Solid understanding of Fair Housing laws and leasing compliance
  • Experience in auditing leasing files and applications
  • Proficiency with property management and CRM software (Knock experience preferred)
