Grounds Keeper Position Overview:
In this role, you'll be essential in keeping our community grounds and facilities well-maintained and visually appealing. Responsibilities include cleaning up trash and debris, raking leaves, sweeping walkways, mowing lawns, and trimming trees and hedges. In addition, your main focus will be adding curb appeal to the community.
Grounds Keeper Essential Functions:
  1. Maintain community assets including grounds, buildings, equipment, pools, etc.
  2. Mow lawns and trim edges around walks, flower beds, etc.
  3. Landscaping, including but not limited to, mowing, trimming, planting flowers, maintaining tree limbs and prune the grounds as needed
  4. Perform minor repairs on equipment utilized in groundskeeping
  5. Follow all OSHA standards and maintain PPE equipment
  6. Respond to emergency calls as directed by management if applicable.
  7. Communicate effectively with team members, vendors, and residents.
  8. Assist with maintenance tasks, including but not limited to delivering notices and conducting meter reads as directed by the community manager
  9. Maintain safe winter road conditions through snow removal and de-icing when applicable
  10. Additional duties as assigned by management and subject to change

Grounds Keeper Physical Requirements:
  • Ability to stand and walk for up to eight (8) hours per day
  • Use of hands, including fingers, to handle or feel objects, tools, or controls in a repetitive motion.
  • Capacity to reach with arms and hands overhead and in front of your body safely.
  • Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spaces
  • Ability to see clearly at both far and close distances as well as the capacity to adjust focus effectively.
  • Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.
  • Proper handling of potentially hazardous chemicals
  • Must be able to climb ladders, occasionally up to an 8-foot ladder safely

Grounds Keeper Education and Experience:
  • A valid in-state driver's license is required
  • A high school diploma or equivalent is preferred
  • Proficiency in Microsoft Office and industry specific software products including the use of electronic devices, such as a work tablet or computer
  • OSHA certifications or completed trainings are a plus
