About The Role:
Arbor Homes is currently looking for a Director of Marketing Operations to help shape, coordinate, and execute marketing strategy and drive results. Success in this role will be defined by measurable improvements in lead quality, conversion rates, marketing ROI, and contribution to overall home sales growth. The Director of Marketing Operations is responsible for driving measurable growth in traffic, appointments, and home sales through marketing automation, analytics, and campaign optimization. This role serves as a player-coach, leading local marketing teams while managing core systems including HubSpot, web analytics, and digital channel performance. This role supports multiple markets and communities, playing a critical role in scaling marketing performance across the organization.

What Will You Be Doing?
Analytics & Performance
  • Own performance measurements across all channels, tracking lead conversion rates, cost per lead, traffic-to-appointment ratios, and campaign ROI, and translating findings into clear, actionable recommendations that drive measurable improvements in traffic, appointments, and home sales
  • Provide business analytics and reporting through GA4 and internal traffic and sales reports to inform strategy and leadership decisions throughout the marketing funnel
  • Oversee website performance including functionality, content, SEO, and conversion optimization to drive lead generation and user experience

Marketing Automation & Systems
  • Own and optimize all marketing automation and CRM initiatives in HubSpot, including lead nurturing, segmentation, and lifecycle campaigns
  • Manage implementation and ongoing performance of shared data feeds between HubSpot and Kova
  • Manage listing presence on Zillow, Trulia, BDX, and other industry platforms

Team Development
  • Train and upskill local marketing teams on HubSpot, analytics tools, and data-driven decision-making
  • Travel monthly to local sales and marketing meetings to deliver analytics reporting and support team alignment

Cross-Functional Collaboration
  • Partner with Sales, Online Sales, Creative, and local Marketing Managers to evaluate traffic sources, adjust campaigns, and maximize visits to community sales centers; including website leads, walk-in traffic, and be-backs
  • Support community-level strategy to ensure sales goals are achieved

SUPERVISORY RESPONSIBILITIES
  • Lead and develop local Marketing Managers and Coordinators, ensuring consistent execution, accountability, and performance improvement across markets. Responsibilities include mentoring and developing marketing talent to grow their analytical and strategic capabilities, planning and directing work, appraising performance, and resolving issues.

What Will You Bring?
  • Bachelor's Degree or equivalent work experience in a related field required
  • Intermediate or expert level knowledge of HubSpot required.
  • Hands-on experience working with a broad spectrum of digital media, analytics, automation, and web management solutions
  • Homebuilding, Commercial Real Estate or Marketing Agency experience preferred
  • Proven ability to lead, coach, and develop marketing talent
  • Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills.
  • Disciplined self-starter capable of managing multiple markets and priorities
  • The most qualified candidates will be highly skilled in digital marketing strategies.
