Development Associate
ABOUT THE ROLE
Logistics Property Company is a fully integrated owner-operator focused on the acquisition, development, and management of modern logistics properties in key U.S. markets. We are seeking a talented and motivated Development Associate to join our dynamic team in our Atlanta office, covering the Southeast Market. This role offers an exciting opportunity to contribute to the growth and success of our projects, leveraging your analytical skills and market insights to drive strategic decisions and optimize development processes.
RESPONSIBILITIES
Responsibilities include but are not limited to:
  • Support the development strategy across this market, ensuring alignment with regional goals and objectives.
  • Analyze market data to assess and support the viability of potential deals, providing actionable insights.
  • Prepare underwriting models and project budgets to evaluate project returns.
  • Evaluate risks associated with new transactions, offering recommendations to mitigate potential issues.
  • Prepare investment documents for presentation to senior management, Investment Committee, and Asset Management Committee.
  • Conduct market research to prepare reports and comparable analysis to support investment papers.
  • Conduct feasibility studies, financial analysis, and due diligence for new projects, including determining project impact fees and plan check fees.
  • Communicate with external vendors and consultants (attorneys, engineers, architects, etc.) during all project stages to ensure success.
  • Coordinate with the company's internal and external legal teams on project documents and contracts.
  • Participate in municipal meetings and hearings to gain entitlements, annexation, zoning, and permitting approvals.
  • Assist in assembling Letters of Intent for potential project sites and coordinate the Purchase and Sale Agreement.
  • Coordinate with the capital markets team on debt closing and monthly funding processes.
  • Prepare monthly and quarterly project reports to track progress and performance.
  • Participate in marketing, construction, and operational meetings to ensure alignment and successful project execution.
  • Attend networking and broker events from time to time.
  • Ad hoc analysis as requested.
ABOUT YOU
The ideal candidate will have:
  • Bachelor's degree in Business
  • Advanced proficiency in Microsoft Office Suite (Word, PowerPoint, and Excel)
  • Strong problem-solving skills, with the ability to identify issues and propose solutions.
  • At least 3 years of real estate development and finance experience
  • Effective professional verbal and written communication skills
  • Please note an excel modeling test will be a component of this interview process.
