This is not a traditional construction project management role.

The Role
As a Senior Project Manager, you will lead multiple development and construction projects from early planning and design through construction and occupancy.
You will serve as the primary point of leadership and coordination for clients, consultants, contractors, and public agencies while protecting the client's interests throughout the lifecycle of the project.

Key Responsibilities
Project Leadership & Client Advocacy
  • Lead commercial real estate development and construction projects from early planning through project closeout
  • Serve as the primary advocate for the owner/client throughout the project lifecycle
  • Drive accountability across architects, engineers, contractors, consultants, vendors, and public agencies
  • Create momentum and maintain alignment between project scope, budget, schedule, and client objectives
  • Identify project risks early and proactively develop solutions before issues escalate
  • Lead project meetings and maintain clear action-item ownership and follow-through
  • Provide organized, concise, and proactive communication to clients and project stakeholders
  • Build confidence with clients through professionalism, responsiveness, and strong execution

Operational & Financial Management
  • Develop and maintain project budgets, milestone schedules, cost reports, and project tracking systems
  • Manage procurement processes including consultant selection, RFP development, bid leveling, and contract administration
  • Review and negotiate contracts, change orders, pay applications, and project documentation
  • Monitor entitlement, permitting, and agency review processes and actively work to remove obstacles
  • Maintain highly organized project documentation, reporting, and communication systems
  • Track project decisions, deliverables, risks, and deadlines across multiple active projects
  • Ensure strong document control and file management standards are maintained throughout the project lifecycle

Construction Oversight & Execution
  • Monitor construction progress, quality, budget, and schedule performance
  • Conduct regular site visits and participate in project and OAC meetings
  • Manage and expedite RFI, submittal, and decision-making processes
  • Work collaboratively with project teams to resolve design and construction issues
  • Advocate for the client during negotiation of change orders and claims
  • Review contractor pay applications, lien releases, and project invoicing
  • Coordinate project closeout, punch list, turnover, and final documentation processes

  • Maintain strong organizational discipline across all aspects of project execution
  • Manage and prioritize hundreds of project tasks, deliverables, and communication threads simultaneously

Qualifications
  • 8+ years of experience in commercial real estate development, construction management, architecture, owner's representation, or related fields
  • Strong understanding of commercial construction and development processes
  • Experience leading complex projects with multiple stakeholders
  • Strong organizational and project management capabilities
  • Experience managing budgets, schedules, contracts, and consultant teams
  • Excellent written, verbal, and presentation skills
  • Ability to manage competing priorities while maintaining attention to detail
  • Proficiency with Microsoft Office, Excel, and cloud-based collaboration tools
  • Strong technology aptitude and ability to quickly learn new systems

Preferred Qualifications
  • Owner's representative or development management experience
  • Public sector project experience
  • Experience with CMAR, Design-Build, PPP, or other alternative delivery methods
  • Familiarity with Procore, Bluebeam, Smartsheet, Monday.com, or similar platforms
  • Experience improving workflows, systems, or operational processes
  • Experience leveraging AI or technology tools to improve productivity and organization
  • Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, or related field
