National Commercial Title Coordinator

About the Opportunity

Are you an organized, detail-driven real estate professional who excels at facilitating complex, multi-state commercial transactions? Our client is expanding their national operations and seeking a high-caliber National Commercial Title Coordinator to support top-tier title, escrow, and legal settlement teams across key regional markets (Indianapolis, Cincinnati, and Louisville).

๐Ÿ’ก Commercial Paralegals Welcome: If you are an experienced Commercial Real Estate Paralegal, your background in title review, survey analysis, and multi-state deal mechanics makes you an ideal fit for this role!

In this position, you will play a central part in driving transaction workflows, performing critical title reviews, drafting and examining proformas, preparing accurate title bills, issuing final title policies, and coordinating multi-property commercial closings alongside national underwriters, attorneys, and lenders.

Key Responsibilities & Primary Functions

  • Comprehensive Title Review & Examination: Conduct thorough reviews of title commitments, search packages, underlying legal documents, easements, encumbrances, and tax searches to identify and resolve title clearance matters.

  • Proformas & Title Policies: Draft, review, and issue complex proforma title policies, required endorsements, and final commercial title policies (ALTA) in strict accordance with underwriting guidelines.

  • Title Billing & Invoicing: Calculate, issue, and manage title bills, title fees, endorsements, and recording charges for multi-state commercial transactions.

  • Transaction Coordination & Workflow: Manage multi-state commercial pipelines from order intake to post-closing, ensuring strict adherence to critical closing dates.

  • Survey & Document Analysis: Review ALTA/NSPS surveys, entity authorization documents, municipal lien reports, and UCC searches, flagging potential issues for commercial underwriting counsel.

  • Clearing Title Exceptions: Work directly with sellers, buyers, lenders, and underwriters to obtain required mark-ups, affidavits, indemnities, and payoff statements to clear title exceptions.

  • Stakeholder Communication: Serve as the primary operational point of contact for attorneys, commercial brokers, lenders, and internal underwriting teams across multiple geographic regions.

What Weโ€™re Looking For

  • Experience: 3+ years of experience as a Commercial Real Estate Paralegal, Commercial Title Coordinator, or Commercial Title Examiner (Law Firm, Title Agency, or National Underwriter background preferred).

  • Core Expertise: Strong proficiency in title review, preparing proformas, calculating title bills, issuing final title policies, and managing survey reviews and escrow/closing processes.
