Job description

WinnCompanies is searching for a Maintenance Supervisor I to join our team at Sussex Green, a 132-unit affordable housing and tax credit community located in Dover, DE.

In this role, you will oversee the maintenance operations of the property, supervise maintenance staff at the property, perform maintenance functions, and ensure that the physical condition of the property satisfies ownership and management objectives.ย 

Please note that the pay range for this position is $25.00 to $31.00 per hour, depending on experience. Additionally, the selected candidate willย typically work: Monday through Friday, from 8:00ย AMย to 5:00ย PM.ย Please note that this role requires on-call availability.

Responsibilities:ย 

  • Maintain the maintenance operation at the property on a day-to-day basis as a working supervisor in such areas, but not limited to: appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.ย 
  • Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities.ย 
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards.ย 
  • Review third-party property inspections to resolve maintenance repairs.ย 
  • Responsible for preparing work schedules for the maintenance team and vendors to complete service requests, maintain the preventive maintenance program, and facilitate overall curb appeal.ย 
  • Maintain working knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.ย 
  • Participate in on-call activity during off-hours and emergencies.ย 
  • Complete hands-on maintenance activity.ย 

Requirements:ย 

  • High school diploma or GED equivalent.ย 
  • 3-5 years of relevant work experience.ย 
  • Less than 1 year of supervisory experience.ย 
  • A currentย driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.ย 
  • General knowledge of electrical, plumbing, appliances, and HVAC.ย 
  • CAMT certification.ย 
  • Experience with computer systems, particularly Microsoft Office.ย 
  • Excellent customer service skills.ย 
  • Solid verbal and written communication skills.ย 
  • Outstanding supervisory skills.ย 
  • Ability to manage and work with a diverse group of people and personalities.ย 
  • Availability for on-call activity during off-hours for urgent needs.ย 

Preferred Qualifications:ย 

  • Vocational or technical training.ย 
  • HVAC, asbestos, or lead-based paint certification.ย
