Job description

Job Description:
Our client is seeking a reliable Residential Maintenance Technician to handle repairs and general maintenance across residential properties in the Bear, DE area. This role will be responsible for troubleshooting and completing a variety of maintenance tasks while ensuring homes are safe, functional, and well-maintained.
* Perform general maintenance on all turnover/occupied units and common areas.
* Must be able to perform drywall work, painting and caulking.
* Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
* Perform light plumbing work such as clearing stoppages, replacing fittings, etc.
* Replace/Repair broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks.
* Repair concrete, masonry, roof, fencing when required.
* Assist with carpet repairs and cleaning.
* Assist with grounds maintenance, including trash removal, watering and weeding grounds in inclement weather.
* Clean apartments/common area when needed.
* Maintain cleanliness and organization of shop area.
* Perform other duties as assigned by the Maintenance Supervisor.
* Hours of duty: Monday - Friday, 7:30 a.m. - 4:00 p.m.
* Available on 24-hour call. Must be able to pull call for emergencies by participating in the on call rotation.
* All other duties as required.
Requirements:
* Prior experience in the field is required
* Minimum three years experience (electric, carpentry, plumbing, etc.)
* Must be available for afterhours emergency maintenance as needed or required.
* Must have ownership of hand tools.
* Must possess the ability to lift 100 pounds.
* Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
* Must be able to effectively interact and communicate with individuals at all levels of the organization and customers/tenants.
* Must have knowledge of office administrative procedures.
* High school degree or equivalent is required
* Must be able to work independently and possess strong leadership and decision-making skills.
* Must be self-motivated, with good communication skills.
