As an Associate Project Manager at JLL, you will hold a critical position within our Regional Construction Project Team and will be directly responsible for supporting the delivery of challenging Corporate Interiors projects for a financial services client. You will utilize your expertise and skills to support a project team to deliver Corporate Interior projects. Your strong organizational skills, attention to detail, and proficiency in project management will be instrumental in driving project success.

KEY ACCOUNTABILITIES

  • Support all aspects of projects, including programming, design, schedule, entitlements, bidding, permitting, execution and closeout under the direction of an SPM.
  • Efficient at reading construction plans, finding potential areas of concern or hidden costs prior to GC contract execution in some cases.
  • Coordinate and conduct project site visits to validate construction progress
  • Prepare weekly detailed reviews of project activities, identifying and communicating risks early, while providing solutions to meet client driven schedule and budget.
  • Collaborate with internal teams and stakeholders to ensure projects are completed on time, within budget, and meet quality standards.
  • Facilitate effective communication between team members, project stakeholders and vendors, ensuring all parties are informed of project updates and changes.
  • Maintain accurate project documentation, including contracts, change orders, financial reports, and progress updates, ensuring all documents are organized and easily accessible.
  • Process and record daily financial transactions, maintaining accurate financial records, and ensuring compliance with accounting standards and regulations
  • Work with Accounting team members, communicating with vendors and clients, and serving as a liaison between Accounting and the Design and Construction teams
  • Review and process project budgets, vendor proposals/bids, change orders, and invoices within the Project Management financial systems and confirm accuracy against the budget and/or contract
  • Ensure adherence to vendor agreements as it relates to contracts, affidavits & lien waivers

RELATIONSHIP MANAGEMENT | CLIENT SERVICE

  • Maintain strong working relationships with project team members and key stakeholders
  • Ensure leadership is fully and accurately informed of all project issues.
  • Build and maintain positive working relationships with all stakeholders and vendors.
  • Monitor and manage vendor and project team performance to ensure compliance with contractual requirements, regulatory entities, and client expectations.

PROJECT EXECUTION

  • Act as the primary contact with the project team throughout the duration of the project; programming through construction close out.
  • Collaborate with various stakeholders to define project objectives, scope, and deliverables, ensuring they are aligned with clients' goals and expectations.
  • Develop Master Project schedules and manage project performance against schedules, scheduled milestones and critical path items on multiple projects.
  • Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions.
  • Guide the client and team through the design implementation process including conceptual, schematic, design development, construction documentation and signoff.
  • Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned.
  • Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and/or end users, maintaining and delivering all appropriate documentation.
  • Prepare RFP's needed for design and contractor services as well as manage the overall vendor selection process.
  • Develop and implement project management strategies and methodologies, leveraging more innovative ways of working to enhance efficiency and productivity while delivering a successful project.

COMPENSATION & SCHEDULE

  • 40 hours per week, Monday through Friday
  • Time required entry
  • Overtime paid at 1.5x hourly rate for hours exceeding 40 per week, manager approval required

EDUCATION AND EXPERIENCE

  • Bachelor's degree in a related field: Engineering, Architecture, Construction Management, etc. (PREFERRED)
  • 5-10 years of experience in project management, preferably in Corporate Interiors(REQUIRED)
  • Experience in supporting large Corporate Interiors projects. (PREFERRED)
  • Firm knowledge of construction, architecture, or commercial real estate industry.
  • Proven track record of successfully managing complex projects from inception to completion.
  • Strong leadership and communication skills, with the ability to effectively collaborate with cross-functional teams.
  • Excellent organizational and time management abilities to prioritize and manage multiple projects simultaneously.
  • Strong critical thinking skills and the ability to make sound decisions in a fast-paced environment.
  • Strong preference to possess a LEED, AIA, PE, PMP
  • Excellent verbal and written communications skills.
  • Proficiency with Microsoft Office Products
  • Ability to travel for project-related meetings and site visits, as needed
