Position Summary:
The Senior Property Manager is responsible for overseeing the day-to-day management and administration of Vantage Aviation's commercial real estate portfolio, including aircraft hangars, office space, and ramp tie-down areas. This role serves as the primary liaison between leasing, legal, operations, and tenants to ensure lease agreements are properly executed, tenant improvements are successfully managed, and properties are maintained to the highest standards.
The Senior Property Manager manages the full lifecycle of commercial lease administration, including lease documentation, tenant onboarding, lease renewals, rent roll management, vendor coordination, budgeting, and capital improvement projects. This position works closely with internal stakeholders and external partners to support property operations while ensuring compliance with contractual obligations and company standards.
This role is ideal for an experienced commercial property management professional with a strong understanding of commercial leasing, lease administration, tenant relations, and real estate operations. Aviation experience is not required.
Requirements
Essential Responsibilities & Duties:
  • Manage a portfolio of commercial real estate assets, including aircraft hangars, office space, and aircraft tie-down facilities.
  • Serve as the primary point of contact for tenants, fostering strong relationships and providing exceptional customer service.
  • Administer the full lifecycle of commercial lease agreements, including drafting, reviewing, negotiating, executing, renewing, and terminating leases in coordination with legal counsel and internal stakeholders.
  • Maintain lease documentation, rent rolls, tenant records, critical lease dates, and other property-related records to ensure accuracy and compliance.
  • Coordinate tenant improvement projects by developing scopes of work, soliciting bids, managing project documentation, and overseeing construction activities in partnership with contractors and internal teams.
  • Conduct routine property inspections and site visits to evaluate property conditions, identify maintenance needs, and recommend operational improvements.
  • Coordinate preventive maintenance programs and oversee repairs to preserve the condition, safety, and value of company-owned properties.
  • Develop and maintain strong working relationships with contractors, consultants, maintenance providers, and vendors while overseeing vendor performance and contract compliance.
  • Review vendor proposals, assist with contract administration, and monitor project budgets, schedules, and expenditures.
  • Assist in the preparation and management of annual operating budgets, capital improvement plans, financial forecasts, and property operating expenses.
  • Review invoices, approve expenditures within delegated authority, and maintain accurate financial records related to property operations.
  • Ensure compliance with lease obligations, company policies, applicable laws, regulations, permitting requirements, and property documentation standards.
  • Collaborate with leasing, legal, operations, construction, and executive leadership to support property management initiatives, acquisitions, dispositions, and strategic real estate projects.
  • Identify opportunities to improve operational efficiencies, tenant satisfaction, and overall property performance.
  • Perform other duties and special projects as assigned.

Required Qualifications:
  • Bachelor's degree in Business Administration, Real Estate, Property Management, Finance, or a related field; equivalent professional experience may be considered.
  • Five (5) or more years of commercial property management, lease administration, commercial real estate, or related experience.
  • Experience administering commercial lease agreements and coordinating with legal counsel.
  • Strong understanding of commercial leasing concepts, including lease terms, rent schedules, amendments, renewals, and tenant improvements.
  • Experience managing multiple priorities and projects simultaneously.
  • Excellent organizational, communication, and relationship management skills.
  • Strong attention to detail with the ability to review legal and financial documents accurately.
  • Able to pass a background check and drug screen.

Preferred Qualifications:
  • Experience with triple net (NNN) commercial leases.
  • Experience supporting commercial construction or tenant improvement projects.
  • Experience working with commercial real estate portfolios.
  • Professional designation such as CPM®, RPA®, or similar is a plus.

Travel Requirements:
  • Frequent travel will be required for this role.

Working Conditions & Physical Demands:
This position operates in both professional office and commercial property environments. Regular travel between company locations is expected. Work may occasionally occur in outdoor environments and around active aviation facilities while observing all applicable safety procedures.
