Overview

We are seeking a highly skilled and experienced Assistant Service Manager to join our team of professionals. An Assistant Maintenance Supervisor is the right-hand person to the Service Manager and responsible in assisting in maintenance operations of the property.

This position is offering a $1,000 Retention Bonus and also has the opportunity to earn monthly bonuses!

Responsibilities

  • Assist in oversight of all work associated with the upkeep and maintenance of the building and grounds.    
  • Physically walk and inspect property on a regular basis, including vacant units. Conduct property inspections, including move in, housekeeping, and grounds in order to assure adherence to established standards.    
  • Ensure service requests are responded to within 24 hours and communicate with the resident when the issue cannot be resolved in a timely manner.    
  • Assist in oversight of maintenance of the grounds, trash container areas, and common areas.    
  • Be available as needed either personally, or through other site personnel, for emergency calls and respond to those according to GoldOller’s policy on after-hour emergency calls.    
  • Manage regular maintenance of the building exteriors, building interiors and common areas.  
  • Full duties will be discussed during interview process.      

Requirements

These are the skills you will need: 

  • Knowledge of property management policies and procedures as it relates to maintenance operations.    
  • Have a complete understanding of Fair Housing and knowledge of other laws that apply to property management, such as Fair Credit Reporting Act, Americans with Disabilities Act, Landlord Tenant Law, OSHA Standards, local and state building codes.    
  • Communicate effectively, both verbally and in writing.        


Position Requirements:  

  • Experience: Minimum of two years of multifamily housing maintenance experience in residential property management.   
  • Physical: Ability to lift, push and pull and carry up to 80 pounds. Physical elements of the job may require frequent standing and walking, squatting, reaching, stooping, climbing stairs/ladders, balancing and carrying.    
  • Valid driver's license and reliable, personal automobile for local job-related travel - required.   
  • Possession of tools needed to perform routine maintenance tasks.    
  • Formal training or experience in the following areas required: carpentry, plumbing, electrical, painting, refurbishing.    
  • EPA/HVAC Certification required.    
  • Certified Pool Operator (CPO) and/or Certified Apartment Maintenance Tech (CAMT) preferred.   
  • Able to work weekends, as needed. 
  • Travel to other sites and out of state, as needed.
