What we are Looking For

This is an excellent opportunity for a qualified maintenance supervisor who shares our vision of excellent customer service and professionalism to join our team at one of our many properties located throughout the Tri-County area.

The right candidate will work closely with the property manager on the daily maintenance operations which include service requests, apartment turnover and grounds.

What You Will Be Doing

• Coordinate service, turnover, and grounds staff work schedules
• Ensure the timely completion of all service requests
• Manage the make-ready process per company guidelines
• Manage after-hours on-call maintenance service
• Inspect community regularly, noting and correcting maintenance deficiencies
• Order necessary supplies and parts within budgetary guidelines
• Monitor, minimize, and manage maintenance personnel overtime
• Strive to perform maintenance duties in the most cost-effective manner
• Oversee key control and other company property Items
• Monitor vendor performance and ensure compliance with Kaftan guidelines
• Conduct monthly Preventative Maintenance inspections
• Manage resident communication and coordination related to service requests to ensure resident satisfaction
• Maintain a service-oriented environment by exhibiting a professional appearance and attitude

What You Will Need to Have

• Ability to lift at least 80 pounds
• Knowledge of mechanical systems such as water heaters, furnaces, and air conditioning units
• General plumbing and electrical experience
• Have your own tools and transportation
• HVAC Certifications strongly preferred
• EPA Certifications strongly preferred
• CPO Certification preferred
• Knowledge of YARDI property management systems preferred

• 5+ years of direct property maintenance experience is required, preferably in a multi-family housing environment and in a supervisory role
• Highschool diploma or GED
• Valid Driver’s License
