Preconstruction Manager (Procurement)

Role Summary:

The Preconstruction Manager will be responsible for estimating, managing and overseeing all facets of preconstruction such as purchasing, vendor selection, negotiation, and cost control for construction projects. This position requires a strategic thinker with a strong understanding of the construction industry.

Key Responsibilities:

• Develop and implement procurement strategies to optimize preconstruction delivery.

• Manage the entire procurement process including estimating, scope writing, schedule writing, subcontractor selection, negotiation, contract drafting, and buyout.

• Ensure materials, equipment, and services are procured in a timely manner, within budget, and in compliance with project specifications.

• Conduct market research to identify new subcontractors and suppliers while maintaining strong relationships with existing partners.

• Coordinate with project managers, engineers, and contractors to understand project needs and timelines.

• Implement cost-saving initiatives and negotiate contracts to achieve the best possible terms of price, quality, and delivery. Work will involve both competitive bid General Contracting projects as well as negotiated Construction Manager projects.

• Monitor and manage risks associated with procurement activities.

• Ensure compliance with all relevant laws, regulations, and ethical practices within the procurement process.

• Manage and develop the procurement team, fostering a culture of continuous improvement.

• Work with clients to develop budgets through the drawing process, including conceptual budgets, based on historical Mahogany metrics and a deep understanding of construction methods..

Qualifications:

• Bachelor’s degree preferred Construction Management, Business, Engineering, or a related field.

• Minimum of 5 years of experience in estimating or Project Management, specifically within the construction industry.

• Strong negotiation, communication, and interpersonal skills.

• Proven track record of managing procurement processes and developing effective procurement strategies.

• Knowledge of construction materials, equipment, and supply chain management.

• Ability to work collaboratively in a team environment and manage multiple priorities under tight deadlines.

• Proficient in Bluebeam, procurement (take-off) software and Microsoft Office Suite.
