Job Purpose

STAG Industrial, Inc. (NYSE: STAG) is a real estate investment trust focused on the acquisition and operation of industrial properties in 41 states. The company has approximately 570 industrial properties in its portfolio, the accounting manager would be responsible for the accuracy and timeliness of the property level net operating income as well the related property level assets and liabilities for approximately half the portfolio.

Duties and Responsibilities

  • Review the property level expense and revenue monthly to ensure the property level NOI is correct.
  • Properly account for all fixed asset additions in conjunction with the company’s GAAP, Non-GAAP, revenue recognition principles regarding placing assets into service and accelerating depreciation and amortization for lease intangibles policies.
  • Review all fixed asset inputs and reconciliations to the company’s fixed asset sub-ledger.
  • Review disposition entries and gain calculation on sold assets and update the Gains and Losses memo, ASU 2017-05.
  • Responsible for the review and presentation of quarterly operating revenue and expense variance analysis on both a portfolio and same store basis.
  • Review of property acquisition entries.
  • Review of tenant CAM reconciliations annually and on property dispositions.
  • Conduct quarterly asset impairment analysis.
  • Prepare/review the monthly and quarterly filing of the company’s sales tax filing and municipal property income related tax filings.
  • Responsible for managing departmental financial reporting timelines.
  • Collaborate with peers at manager level to discuss process improvements and best practices.
  • Assist in the development and documentation of accounting policies and procedures.
  • Develop, communicate, and track clear Goals & Objectives. Supervise property accountants to achieve annual goals and objectives.
  • Foster a collaborative, inclusive, proactive, and fun culture that emphasizes empowerment and accountability.
  • Perform other duties as assigned.

Qualifications

  • Bachelor’s degree in Business Administration or Accounting required.
  • A minimum of seven years of accounting experience is required and previous accounting experience in commercial real estate setting.
  • Experience managing team members.
  • Exemplifies proven leadership skills by showing initiative, serving as a role model, demonstrating accountability and a shared sense of commitment to the organization.
  • Excellent computer skills with proficiency in MS Excel required. Experience in MRI and Sage Fixed Assets preferred, but not required.
  • Proven organizational skills with ability to set priorities, manage multiple projects and meet deadlines.
  • Self-starter capable of finding solutions with minimal supervision.
  • Ability to work under pressure and tight deadlines.
  • Ability to work independently, as well as part of a team.
  • Adaptable to changing demands.

Working Conditions

Position does not require special working conditions. Employee utilizes a laptop provided by company for work related matters.

Reporting Structure

This position reports to the VP, Taxation and Accounting.

The Accounting Manager will have one to two Property Accountants directly reporting to them.
