Job Description:
The Leasing Agent assists property owners with leasing their properties to prospective tenants. This may include marketing properties, preparing lease documents and screening prospective tenants to qualify them. This may also include acting as a representative for property owners.
Essential Functions:
Essential function of a Leasing Agent is to maintain an acceptable level of occupancy rates as directed by the Property Manager. Leasing Agents act as liaisons between tenants and the property owners from whom they lease properties. The agents ensure property owners and property management companies have a steady stream of potential renters ready to move into their rental properties at all times.

Responsibilities:
- Leasing Agents are responsible for the end-to end rental lifecycle which may include:
- Consults with prospective tenants to identify requirements and budgets, then matches these needs with available properties.
- Recording and updating details of prospective and existing landlords and tenants into computer database swiftly.
- Examining properties and informing maintenance staff of issues.
- Advertising available properties and conducting property tours as part of marketing activities.
- Screening prospective tenants to ensure they meet eligibility requirements.
- Completing lease applications and assisting with verification of application information.
- Informing prospective tenants of results.
- Inspecting properties when tenants take occupation and vacate.
- Liaising with tenants to provide information and address their complaints and concerns.
- Maintaining and storing documentation effectively.
- Accepting rent payments, security deposits and other applicable fees.
- Prepares leases for Property Manager review and approval; obtains signatures from management and tenants.
- Coordinates move-in dates, materials, and processes.
- Tours property daily to ensure it is neat, tidy, attractive, and in good repair.
- Manages use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.
- Works with centralized maintenance to ensure maintenance requirements are identified and completed in a timely manner.
- Performs other related duties as assigned.
Qualifications:
Typical requirements include three (3) or more years of experience in the role of Leasing Agent (depending on the state, some candidates may need a leasing license and have passed a certification exam.)
High School diploma, GED, or suitable alternative.
- 3+ work experience as a Leasing Agent or similar position.
- Proficient knowledge of real estate industry, property management principles and relevant legislation.
- Valid driver’s license and own reliable transport.
- Outstanding communication skills, both verbal and written.
- Excellent negotiation and problem-solving skills.
- Strong people skills.
- Available to work extended hours.
- Must be Bilingual (Spanish)

PHYSICAL REQUIREMENTS:
1) Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
2) Must be able to lift up to 15 pounds at times.
3) Must be able to traverse a variety of properties with stairs and in a variety of weather.
4) Must be able to work weekends and/or evenings on a rotating schedule.
