We’re currently seeking a Real Estate Sourcing Associate in our Houston office to support the ongoing Organic Growth of the Company.

  • Compensation range: $65,000 - $75,000 + performance bonuses
 

Job Summary: 

The role of the Real Estate Development Associate is to lead the identification, site selection and assist with contract negotiation and closing of our greenfield sites as well as identify and pursue off-market car wash acquisition opportunities. This is a multi-faceted role in which you will build WhiteWater’s development pipeline through site identification, management of an external broker team for land acquisition, site pursuit and contract negotiation within WhiteWater’s site selection criteria.

This position will work with the current Real Estate team which consists of our CFO & Head of Development, Executive Vice President of Real Estate and our Real Estate Development Associate.

 

Responsibilities:

  • Assist team to identify new acquisition targets and/or de novo development sites
  • Call on property owners, commercial real estate agents, and retail developers to gather information on potential site opportunities
    • Building trust-based relationships with all contacts
    • Daily outreach via phone and email
  • Assist in the development of business cases, data analysis, financial models, and associated presentations
    • Review of inbound M&A and development opportunities for strategic fit
  • Conduct market research for both De Novo development and acquisition opportunities, including site and demographic profiles, business potential, competitive density, land zoning regulation
  • Assist with pre-development and acquisition diligence, including paperwork, tracking entitlement activities, license applications, file organization, information collection, communication, etc.
  • Help coordinate the closing of transactions
  • Manage documents and key dates and utilize reporting tools to manage dates
  • Actively researches and monitors the growth plans of competitors; maintains a database listing and mapping of those growth plans (both confirmed and/or rumored)
  • Perform other job-related duties as required
 

Qualification and Experience Requirements:

  • Extremely coachable, highly motivated, and unafraid to put yourself out there
  • Entrepreneurial minded with a creative approach to problem solving
  • Knowledge of Microsoft Windows Operating System and a strong proficiency in Microsoft Excel
  • Entry level data management
  • Proficiency with GIS tool(s) are a plus
  • Ability to work in a fast-paced, cross-functional, and often ambiguous environment
  • Ability to communicate in a clear, concise and professional manner to key stakeholders
  • Self-starter who can take initiative when needed
  • Attention to detail with superior organizational skills, passion for driving change, and a keen curiosity
  • 2 to 3 years’ experience in a Commercial Real Estate and/or M&A environment strongly preferred
  • Strong knowledge or aptitude to quickly learn, navigate, and use GIS/desktop mapping packages and other real estate software as needed
    • Includes Google Earth, Landvision or other GIS Software, various County GIS Recorder’s department websites, and more
  • Ability to effectively analyze and evaluate information to make decisions, solve problems and achieve goals
