Job Description:

The Operations Manager role is within the Property Management division of IRG Realty Advisors. It will assist the Property Manager in the overall operation and maintenance of the property and be responsible for planning, overseeing, and leading of projects. General responsibilities will pertain to plans, organization, direction, and control of the operational activities of the property to meet the tenants' and clients' needs.


This role will be onsite to support the Hazelwood Business Park.

Essential Job Functions:

  • This is a hybrid position in that it requires a combination of first-hand technical knowledge and administrative, people, and customer service skills.

  • Provides hands-on diagnosis of building systems and infrastructure, including HVAC, plumbing, electrical, life safety, and fire protection/suppression.

  • Manages several movingprojectparts of a project simultaneously.

  • Ensuresprojectsare on time, on budget, and within scope.

  • Understands delivery, usage, and measurement of utilities and possessed skills to track and reduce consumption of utilities.

  • Maintainsappropriate standards of physical maintenance and operations of the facilities.

  • Supervises Contractors for all maintenance contracts and custodial work on all building components, as well as equipment; Negotiates maintenance contracts for all plant and equipment and manages those contracts whileoverseeing and reviewing their work.

  • Troubleshoots complex maintenance problems, develops creative solutions, and performs complexmaintenance duties as necessary.

  • Interfaces with contractors and vendors; Creates written specifications and secures bids for services inaccordance with the established bid process.

  • Researches and evaluates new maintenance products and procedures.

  • Solicits bids and negotiates with vendors for goods and services. Holds vendors accountable for the quality of work, billing accuracy, and adherence to property policies and procedures for all projects.

  • Establishes schedules for repairs and preventive maintenance and ensures they are completed.

  • Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on aday-to-day basis and is accountable for operating the property within the budget guidelines.

  • Develops and enforces operational protocol to ensure energy-efficient operation of the facilities.

  • Assists the Property Manager with the development of fiscally responsible operational and maintenance policies,procedures, and plans.

  • Prepares and makes recommendations for the annual maintenance budget. Implements approved the budget on aday-to-day basis and is accountable for operating the property within the budget guidelines and management ofannual operating and maintenance budgets.

  • Follows the guidelines of theIRGRAWORKFLOWProgram to include elements ofVacancy Management(Vacancy Characterization and Review),Tenant Retention(Tenant Walkthrough, Tenant PM Compliance, Tenant Space Compliance),Compliance(Elevator Inspection), Fire System(Fire Riser Inspection, Fire Pump.Flow Test, Fire Panel Inspection, Sprinkler Pipe Integrity Testing, Impairment Management, Fire Protection,Analysis, Fire Pump Run, Fire Sprinkler Test, Backflow Inspection),Environmental(Water Treatment Test, Monitor Well Test, UST/AST Review),Operations(Site Inspections, Site Walkthroughs, Hot Work Management,Read Meters, High-Voltage Tests, Infrared Tests, Roof inspections, HVAC inspections, Grounds Review,Winterization),Leasing Support(Pre-Tour Review, Manage Tenant Improvements, Close-Out Walkthrough) andBudget/Capital(Budget Preparation, an inspection of Elements Under Service Agreements, RFP Preparation, Capital Plan Reforecast and Manage Capital Projects)

Skills/Qualifications:

  • High school or Bachelor's Degree or equivalent experience

  • Minimum 3-5years' experience in the facility or property management field

  • Strong ability to multi-task and work with deadlines under pressure

  • Excellent communication and organizational skills

  • Knowledge of Microsoft Outlook, Word, Excel, PowerPoint, and/or CAD is very beneficial

  • Physical Demands: the ability to lift 50 pounds, climb ladders and stairs to assess roof tops, walk the property in various weather conditions
