Job Description

Job Title: Renovations & Turn Manager

Department: Denver & CO Springs Field Office (reports to the General Manager)

Your Role:

As the Renovation & Turn Manager, you will be responsible for managing the entire turnover and make-ready process for the homes to prepare our homes for residents. You will lead and manage a team of turnover technicians and work with project managers (PMs) to meeting the company’s Renovation and Turn operation objectives within an assigned market. You will play a pivotal "tip of the spear" role, building out the company’s first team of Turnover Technicians in the Denver & CO Springs market. Your leadership, ongoing coaching, and mentorship will be instrumental in attracting and retaining best in class team members and nurturing a team that excels in technical skills and drives resident satisfaction by ensuring turnover projects are completed in a quality, timely, and cost-effective manner. Your obsession with operational excellence and resident experience will be key to delighting our residents with high-quality homes.

What will you be doing?

Accountabilities:

  • Team Leadership and Management: Attract, retain, lead and manage a team of Technicians and work with PMs ensuring they are well-trained, motivated, and equipped to manage and/or complete turn overs efficiently.
  • Turnover Oversight: Supervise and coordinate the response to Renovation/Turn projects; Monitor and track the detailed progress of all Turn project
  • Quality Control: Regularly complete reviews of ongoing and completed turnover projects to ensure they meet company standards and comply with all local, state, and federal building and safety regulations.
  • Resource Allocation and Planning: Manage the allocation of resources, including personnel and equipment, to maximize productivity, minimize downtime, control costs and ensure quality.
  • One Team Integration: Collaborate across functions in-market and with centralized support functions to proactively share information and achieve the best business outcomes.

Competencies:

  • Leadership and Team Building: Strong leadership skills to inspire, manage, and mentor a team of technicians & PMs, fostering a positive and productive work environment.
  • Technical Expertise: Proficient knowledge of Renovation/Turnover Techniques & Processes including but not limited to project scoping, budgeting, project management, and quality control inspection.
  • Organizational Skills: Excellent organizational and planning skills, crucial for managing multiple tasks and schedules effectively.
  • Problem-Solving and Decision Making: Ability to quickly assess situations, identify problems, and make informed decisions to resolve issues effectively.
  • Communication Skills: Strong verbal and written communication skills for clear and effective coordination with team members, management, and other stakeholders.

Key Performance Indicators (KPIs):

  • Team Productivity: Measure the productivity of the Renovation & Turn team, including the number of projects completed on time and to standard.
  • Operational Efficiency: Drive operational efficiency, including resource utilization, project time management, and adherence to budget constraints, in order to meet the company’s Renovation & Turn Operational Objectives

*Applicants holding a real estate license will need to have their license assigned to one of the company’s brokerages after 30 days of employment.

Qualifications

Preferred Qualifications: 5+ years of residential construction project management experience with progressive responsibility, and at least 3+ years in a supervisory role. A strong track record of success building and managing large teams in a geographic region and experience working in an operationally intensive, technology-enabled environment.
