Job Description

The position is located in Sells AZ.

Position Summary:

Under limited supervision, manages, directs and coordinates the activities of facilities maintenance and custodial services. Supervises staff and coordinates major repairs, renovations, new facility projects and maintenance/custodial activities with other divisions and departments.

The work is normally reviewed upon completion to ensure compliance with general organization/department goals, policies and procedures. Major work activities are covered by procedures or guidelines permitting flexibility in selecting methods to utilize and procedures to follow, determination of work priorities, and the planning and coordination of projects.

Essential Duties and Responsibilities:

  • Manages, directs, organizes and coordinates facility maintenance and custodial activities for the Nation.
  • Recommends departmental goals and objectives and assists in the development and implementation of policies and procedures.
  • Directs, oversees, and participates in the development of maintenance work plans, goals and objectives.
  • Assigns work activities and projects, monitors workflow, implements policies and procedures, reviews and evaluates work products, methods and procedures.
  • Ensures goals and objectives of projects are accomplished according to time constraints and budget limitations.
  • Coordinates special repairs and/or building improvements and confers with contractors and outside vendors or regulatory staff to determine work schedules and product standards. Revises time schedules and prioritizes as needed. Maintains communication with contractors and vendors through the entire phase of project.
  • Reviews and coordinates all plans for all construction projects, including capital improvement projects; prepares and administer budgets and secures additional funding as needed; provides recommendations and cost estimates and supervise and schedule construction support for projects.
  • Improve staff effectiveness by coaching, counseling, training and disciplining employees; planning, delegating, monitoring, and appraising job tasks and results in a timely manner.
  • Provides information to program directors and staff regarding facility repair, enhancements or new construction projects; investigates and resolves issues.
  • Provides support for facility services for special events and functions; coordinates facility security.
  • Maintains inventory of supplies, materials, equipment and purchases as required.
  • Schedules preventive maintenance, responds to emergencies or malfunctions of equipment.
  • Maintain professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing networks; conferring with representatives of contracting agencies and related organizations.
  • Keeps abreast of new technologies to provide tools for efficiency in daily operations.
  • Performs other job related duties as assigned and contributes to a team effort.

Knowledge, Skills, and Abilities:

  • Knowledge of the Tohono O'odham culture, customs, and traditions.
  • Knowledge of applicable federal, state, tribal laws, regulations and requirements.
  • Knowledge of materials, methods, practices and equipment used in building maintenance and construction activities.
  • Knowledge of the principles and practices used in the skilled trades, including HVAC, electrical, plumbing and carpentry and custodial services.
  • Knowledge of occupational hazards, safe working practices and safety precautions in accordance with applicable Nation, state, county, or federal laws and regulations regarding workplace safety.
  • Skill in supervising, training, and evaluating assigned staff.
  • Skill in preparing and administering budgets.
  • Skill in analyzing problems, identifying alternative solutions, projecting consequences of actions and implementing recommendations.
  • Skill in managing multiple projects and meeting strict deadlines
  • Skill in providing superior customer service to external and internal customers.
  • Skill in conducting studies, preparing reports, and determining cost efficient ways of managing construction and maintenance operations.
  • Skill in effective verbal and written communications.
  • Skill in effective management and supervision.
  • Ability to plan, organize, implement and evaluate instruction.
  • Ability to communicate efficiently and effectively both verbally and in writing.
  • Ability to establish and maintain positive and effective working relationships with other employees and the general public.

  • Ability to work independently and meet strict time lines.
  • Ability to work extended hours and various work schedules.

Minimum Qualifications:

  • Associates Degree in Facilities Maintenance or closely related field and four years' work experience in performing building maintenance/custodial services repairs and overseeing large or multiple facilities, or an equivalent combination of training, education, and work experience which demonstrates the ability to perform the duties of this position.
  • Two years supervisory experience.

Licenses, Certifications, Special Requirements:

  • Must have completed journey level in at least one recognized trade.
  • Upon recommendation for hire, a criminal background check is required to determine suitability for hire, including a 39-month Motor Vehicle Record.
  • May require possessing and maintaining a valid driver's license, (no DUIs or major traffic citations within the last three years).
  • If required, must meet the Tohono O'odham Nation tribal employer's insurance requirements to receive a driver's permit to operate program vehicles.
  • Based on the department's needs, incumbents may be required to demonstrate fluency in both the Tohono O'odham Language and English as a condition of employment.
