What this Position Does: Ensure that all vacated apartments are thoroughly restored to “make ready” status in a timely manner.

What this Position Does:

  • Inspect vacated apartments and complete checklists in regard to make-ready. Inform Service Manager and Service Technician of needed services and repairs.
  • Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc. Change A/C filters; may operate carpet cleaning equipment.
  • Check faucets, sink plugs and repair/replace as necessary. Replace washers when needed. Perform exterior repair to sinks, bathtubs, etc., when warranted.
  • Assist with painting duties when requested. Transfer paint from storage areas to apartments when painting is scheduled.
  • Make new keys when requested. Replace vacancy lock (if applicable) on day lock is changed for new resident move-in.
  • Be aware of and operate with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Lend assistance during trash-out of apartment; ex. Moving heavy/bulky items to dumpster. Assist service staff with maintenance functions as requested.
  • Report supply needs to manager and/or Service Manager.
  • May rotate in the on call schedule for the property.
  • Might need to travel to other communities at times.
  • Miscellaneous duties as required.

The Day-to-Day Responsibilities This Person will be Overseeing: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Qualifications Involved with the Position: High School diploma, or general education degree (GED) equivalent or up to one month related experience or training; or equivalent combination of education and experience.

EQUIPMENT/MACHINERY/TOOLS: Required to wear back support belt, gloves, and other personal protective equipment as tasks dictate. Wear appropriate work boots. Must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools, including mop, broom, vacuum cleaner, carpet cleaning equipment, buffer, step ladder, full ladder, hand tools, key-cutting machine, hand truck, and wheelbarrow. Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight, measurement, volume, and distance.


Communication Skills Involved with the Position: Ability to read and comprehend directions in English. Ability to speak simple sentences.

Analytical Abilities this Person Will Bring to the Table: Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Physical Demands Required: While performing the duties of this job, the employee frequently is required to walk, climb or balance, and talk. The employee is frequently required to sit, stoop, kneel, squat, and crawl. The employee must frequently lift and/or move 25 pounds or more and, on rare occasion, move more than 50 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Corporate Work Environment: While performing the duties of this job, the employee may be exposed to outside weather conditions. The employee is exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
