Schedule: Flexible but typically M-F 8-5


Position Summary: This position assumes responsibility for the maintenance of Grand Treviso and reports directly to the Facility Manager. Closely monitors, identifies, and communicates problems in every phase of general maintenance of the community, including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, general hardware, other minor community repairs and cleanliness. Makes recommendations, performs repairs, replacement maintenance and implements preventative maintenance.

Position Responsibilities

  • Ensure maintenance and cleaning is completed and in line with expectations for all common areas.
  • Ensure the pool and spa are cleaned and maintained in accordance with code requirements.
  • Ensures all safety precautions are followed while performing work.
  • Must be able to properly utilize new equipment and follow safety procedures prior to using this equipment.
  • Maintains professional working relationship with community and staff.
  • Painting of all common areas and touch up may be required.
  • Completes daily work orders and preventative maintenance.
  • Proactively identify problems requiring maintenance attention.
  • Knowledge of emergency evacuation plans, and with fire and emergency systems.
  • Maintains a safe and secure environment throughout the building/property(s).
  • Follow and apply all Standard Operating Procedures
  • Assist in cleaning parking garage and common areas as requested.
  • Maintains assigned equipment in good working condition.
  • Performs maintenance, replacement, and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building/community repairs as long as a permit is not required to do the job.
  • Maintains records and prepares weekly reports.
  • Responds to emergency situations in a timely and efficient manner.
  • Responds to after-hour calls and emergencies.
  • And other duties as assigned by management.

Scheduling: Associates are expected to work holidays that may land on their scheduled shift. PTO requests are subject to supervisor/manager approval and may not be approved depending on staffing needs.

Personal Appearance: Associates must maintain a presentable appearance and be in appropriate attire.

Operating Skills, Knowledge & Abilities

Education/Training: High school diploma or equivalency preferred. Hospitality experience preferred.

Experience/Knowledge: 2 years general building/community maintenance experience is strongly preferred. Strong customer service, communication, time management and interpersonal skills required. Effective verbal and written communication skills required. Ability to respond to emergencies in a timely manner. Ability to work flexible and/or extended hours and weekends based on project requirement.

Special Requirements Ability to lift 30 – 50 lbs; Work in an upright standing or sitting position for long periods of time; Handle, finger, grasp and lift objects and packages; Reach with hands and arms; Ability to quickly and easily navigate the property/building as required to meet the job functions; Complete all required forms. Ability to work extended hours and weekends based on project requirements. Ability to respond to emergencies and callouts in a timely manner; Must be a team player.

Physical Requirements: Constant need (66% to 100% of time) to perform the following physical activities:

  • bend/stoop/squat/kneel - Perform routine maintenance/repairs, pick up tools and needed equipment.
  • climb stairs - Service requests, make-ready needs for apartments located on floors other than ground level.
  • push or pull - Move equipment, appliances, open and close doors, etc.
  • reach above shoulders - Perform routine maintenance/repairs, stock and remove equipment, parts.
  • climb ladders - Perform routine maintenance/repairs.
  • grasp/grip/turning- Handle tools and equipment, perform routine maintenance and repairs, phone.
  • finger dexterity - Handle tools and equipment, perform routine maintenance and repairs.
  • writing/typing - Inventory maintenance, interoffice memos, required maintenance reports.

Vision Requirements: Constant need (66% to 100% of time) to document maintenance and complete forms, read cautionary labels, respond to written instructions from staff and homeowners. Frequent need (33% to 66% of time) to see things clearly beyond arm’s reach (observe problems throughout property.)

Hearing Requirements: Constant need (66% to 100%of time) to communicate with residents, vendors, and on-site staff. Must have listening skills to diagnose needed repairs, etc.

Speaking Requirements: Constant need (66% to 100% of time) to communicate verbally and in written format, receive and exchange ideas with residents, vendors, and staff.
