Maintenance Technician

JOB DESCRIPTION

▪ The Maintenance Technician is responsible for maintaining commercial real estate properties by Service Requests and special projects. This is a full-time position (M-F 7:00am to 3:30pm - 40 hour per week) with required emergency on-call responsibilities.

JOB RESPONSIBILITIES

▪ Execute general maintenance on building exteriors and on the common grounds of the commercial shopping centers

▪ Evaluate and execute repairs in both vacant and occupied commercial spaces and maintain all plumbing, electrical and HVAC systems in all commercial buildings

▪ Maintain fire, carbon monoxide, smoke and other safety systems within commercial buildings

▪ Work with power tools and equipment necessary to complete projects

▪ Calibrate instruments and tools required for job responsibilities

▪ Comply with and assist in enforcement of company safety procedures at all times and keep work vehicle clean and maintained within safety protocols

▪ Assist with the administration of the maintenance efforts by detailing executed work on Service Requests and reviewing reports with Management

▪ Organizing and coordinating material and part orders

▪ Assist with supervision and quality control of contractors

▪ Complete all work orders in a timely manor

▪ Address emergency on-call maintenance requests

▪ Assist in supporting all day-to-day property management activities

▪ Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow

▪ Work effectively within a team environment

▪ Must maintain a professional presentation and attitude

▪ Performs other duties as assigned

DESIRED SKILLS AND EXPERIENCE

▪ Must have valid driver’s license and means of transportation to and from work

▪ Good driving record- 4 years

▪ High School Diploma

▪ 4 + years building maintenance Experience (plumbing, electric, carpentry & painting)

▪ Skilled in the use of hand and power tools

▪ Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)

▪ Knowledge of OSHA worksite and personal safety requirements

▪ Knowledge of State or local governmental safety requirements

▪ Ability to provide exceptional customer service

▪ Professional communication skills (phone, interpersonal, written, verbal, etc.).

▪ Interpretation and completion of verbal and/or written instructions at a proficient level

▪ Time management and time critical prioritization skills

▪ Self-motivated, proactive, detail oriented and a team player

▪ Proficiency in basic Microsoft applications and experience with work on IPAD or mobile device

▪ Drug free work place; all candidates must pass drug test and background check

▪ Willingness to inspect and evaluate all mechanical aspects of commercial buildings

▪ Must have the ability to climb heights, lift up to 60 lbs. and climb onto ladders
