Senior Maintenance Supervisor

Seeking a SENIOR MAINTENANCE SUPERVISOR for a 6-month Contract to Hire opportunity at one of Denver's most recognized luxury high-rises! 

Pay: $24-$28/hour

Hours: Monday-Thursday (8AM-5PM) Friday (8AM-4PM) + on-call for emergencies

Onboarding Requirement: Background Check

Requirements:

• 3+ years of general building maintenance including...
  • Knowledge of HVAC systems, fire suppression, smoke control, minor plumbing, minor electrical, painting, drywall repair, emergency generation equipment, elevators, other major building systems.
  • Ability to supervise subordinates: delegate work orders, etc.
  • Tracking preventative maintenance schedule. Communicating with vendors accordingly. 
  • Inventory Management
  • Assist the GM as required
  • Familiar with RFP processes to dictate alongside GM
  • Prepare daily meeting notes of needs and review previous days completed efforts, and explain priorities to GM daily. (morning/afternoon engagements)
  • OSHA standards & occupational hazards
• Ability to work independently with or without supervision
• Ability to assign priorities & adapt to rapidly changing situations
• Computer literacy: Microsoft Office Suite
• Able to interact with unit owners in a positive manner
• Self motivated, self disciplined, and self confident

Main Responsibilities: 

• Performs scheduled weekly, monthly quarterly, semi-annual and annual inspections of major building components.
• Maintains the life safety/fire systems
• Maintains the HVAC systems
• Maintains records and reports on maintenance functions
• Works with Denver Fire Prevention Department on Fire Command Center Operations
• Assists in providing a safe environment to maintaining common area lighting
• Plumbing minor repairs and maintenance
• Inventory and account for Association owned equipment and supplies
• Grounds keeping including irrigation system and lawn maintenance
• Maintains the main mechanical room components including pumps and filters
• Interaction with homeowners during in-unit services
• Respond to emergency calls after normal work hours
• Meet with and direct contractors and service providers
• Supervise the Maintenance Assistant
• Prepares and receives RFPs as required for repairs and PM contracts with vendors
• Order and maintain supplies
• Provide oversight to the custodial crew
• Makes recommendation to the Board through the management team.
• Assists in preparation of the Operating and Reserve Budgets

Education Requirements:

• High School Diploma or equivalent (GED)
• Post secondary Trade School/Technical Institute education preferred
