Job Description
Chief Engineer
Regis Property Management, LLC is a commercial real estate property firm that provides a fully integrated platform of services to Pillar Income Asset Management and its affiliates. The Chief Engineer has regular contact with ownership, tenants, and building occupants. This position is required to represent the company in a positive way, demonstrating technical competence and concern for resolving tenant issues.
Essential Job Duties:
- Plan, organize, direct, and control mechanical and maintenance operations, including those related to HVAC, plumbing, and electrical systems.
- Oversee day-to-day activities of engineering staff members and recommend and implement policies and best practices for engineering personnel.
- Direct initiatives related to contractor relations, safety, energy management and functions that promote optimal physical habitability.
- Ensure compliance with expense guidelines, company policies, governing codes, and regulations.
- Implement and manage operating, maintenance and repair programs to ensure maximum life and reliability of all mechanical systems within the property.
- Oversee and participate in general maintenance and operation processes which include HVAC equipment performance, Plumbing Systems, Electrical Systems, Equipment Warranties, and general building maintenance.
- Conduct positive and motivating orientation, training, and ongoing education for engineering personnel.
- Ensure compliance with safety directives.
- Participate in Expense Management activities; assist with the preparation of the annual budgets for utility, repairs, and maintenance accounts.
- Prepare “above standard” tenant bill-back forms for engineering related accounts, code, and approve all engineering related invoices in conjunction with the Senior Property Manager.
- Approve engineering personnel time sheets.
- Maintain or oversee the maintenance of records and reports.
- Maintain and update utility summary information.
- Maintain required accident records and emergency reports relating to engineering matters.
- Monitor engineering management information systems and review energy management information that supports quality decision-making to minimize energy consumption.
- May perform other duties as assigned.
Skills, Education and Experience:
- High school or equivalent
- 10 years of experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, plumbing systems.
- 5 years of supervisory experience.
- Utilize PC-based business software, including Microsoft products for word processing, spreadsheets, and email.
- Possess trade valid licenses as required by local regulatory authorities.
