We are seeking an Experienced Maintenance Supervisor for our beautiful property!


Position Summary
The Maintenance Supervisor position is fully accountable for leading with a purpose to enhance the value and integrity of the property, embracing the vision, mission, and values of the management and ownership team. This position requires a keen eye for attention to detail. This position requires a strong service mentality, good verbal communication and the ability to be a positive representative of the company when interacting with residents, staff team members, supervisors, and vendors. This person must be able to physically inspect the property grounds, buildings and other property features in its entirety, limiting liability, with the ability to oversee any and all property maintenance related functions according to company service performance and safety standards, willing to assist with all emergency measures as required. The Maintenance Supervisor must promptly inform the Community Manager of any deficiencies noted during routine property inspections that cannot be corrected immediately. Must maintain professional appearance and demeanor at all times.

Essential Functions of the Position

The Maintenance Supervisor position has responsibility for all maintenance staff members, for the on the job training of new maintenance staff members and on-going training of current staff. The Maintenance Supervisor must work to inspire team spirit and resolve work problems or lead staff in solving work problems. Will teach and promote safe work practices and maintain the hazard communications program. As a working leader, this person will schedule necessary maintenance staff consistent with property needs and comply with all personnel management policies and procedures; communicating professionally, delegate effectively to the team, will perform regular staff performance reviews, recommend promotions, document all counseling sessions and terminate unsatisfactory workers when necessary, by partnering with Human Resources in accordance with policies and procedures.


Responsible for scheduling and preparing a 24-hour on-call schedule and for responses to on-call requests when necessary.


Maintain an effective preventive maintenance program and a clean, organized and safe work area.

Organize and prioritize service requests and ensure all service response goals are met per company standard.


Monitor appropriate levels of parts and supplies in inventory (normal 30-day supply is expected), purchasing as necessary and allowable by budget, using standard purchase order system, and utilizing proper competitive bidding procedures on major expenditures.


Directly accountable for the approval, scheduling, and supervision of all work completed by outside vendors/contractors.


Directs maintenance staff to ensure that vacant units are made rent-ready in a timely manner, curb appeal of the property and common areas are neat and clean per company standard.


The Maintenance Supervisor must be efficient, have good attention to detail and sense of urgency in completing job tasks. Ability to personally perform general maintenance tasks without endangering themselves, residents or fellow associates diagnosing problems and needed repairs in the following areas but not limited to:

HVAC certified


Intermediate plumbing and electrical work (where no license is required)


Drywalling, wallpaper, painting, mold awareness, general carpentry


Pool care


Roof and gutter repair


Foundation/sidewalk, irrigation, landscaping, ice and snow removal, etc.


Education and/or Experience


High School diploma or equivalent is preferred, technical training is a plus.


Minimum of 3 years related experience as a Maintenance Supervisor in a multi-family and/or senior environment.


Must possess excellent general maintenance skills including HVAC repair, plumbing and electrical.


Must acquire and maintain all certifications, designations and other related professional education programs as required by state and federal law and/or as determined by the supervisor in an agreed time frame upon hire.


EPA Certification, Type I and II certification required.


Pest Control License (if pest control performed in-house).


Valid driver’s license and current automobile insurance are required.


Participation and completion of all in-house training related to the successful performance of duties for this position are required throughout employment.


Requirements:


Required to furnish their own tools to perform daily routine tasks on the property.

Must also be able to transport or move up to 50 pounds at variable distances.


The mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of nine feet.


Required to use general maintenance equipment including, but not limited to: hand tools, power tools, ladders, dollies, jacks, motors, pumps, compressors, blower equipment, vacuum pumps, pool chemicals, and safety equipment, etc.


Requires work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit to perform necessary maintenance.


Must be able to drive personal or company motor vehicles without jeopardizing the safety of prospects, residents, fellow associates, and property guests.


Must wear company specified maintenance uniform apparel and safety equipment when required.


Must be able to read, write speak and understand English.
