Director of Construction

Summary
The individual is responsible for the overall construction function of a company. The jobs include supervising project teams, managing budgets and adherence to deadlines, communicating with ownership, as well as developing relationships with vendors and partner businesses.
The position performs more of a construction manager function, supervising projects and also leading teams that are working directly at a project site. The job entail communicating with clients and vendors on a regular basis to ensure all aspects of a project meet the expectations of the client, which is necessary in fulfilling the contract.
Essential Functions
• Plans and oversees all aspects of the construction function
• Assist in all levels of the project, including project execution, project planning, project financials, preconstruction, and health and safety planning.
• Ensures timely delivery of all projects, within the agreed budget, and following the pre-established specifications.
• Develop strategies that support the company’s growth to acquire new clients.
• Collaborates with multiple ranks across the construction function to assure that strategies are implemented well.
• Develops work plans and manages construction staff responsible for overseeing performance of contractors.
• Monitors contractors’ work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents
• Reviews contract documents and assists with procurement, pre-bid conferences, and evaluations.
• Coordinates activities with other staff, departments, and public agencies.
• Resolve field construction problems in coordination with engineering staff, third parties, and other agencies as necessary.
• Assists in negotiating with contractors regarding changes to design, construction work scope, and schedules.
• Supports safety vision and complies with all safety rules, policies, and procedures; maintains accountability for safety performance of subordinate personnel.
• Signs Approved for construction drawings.
• Conducts walk-throughs to assess the safe and efficient maintenance and operation of the physical structure of the hotel visually and physically, all mechanical, electrical, H.V.A.C. systems, and any other related equipment.
• Adheres to all Corporate required budgets, purchasing policies and controls, to include all outside contractor bids, and schedules.

Qualifications:
• Complete understanding of the construction process, including cost control, scheduling, safety regulations, and engineering is required.
• Knowledge of contract risk management, as well as client-contract requirements and sub contractor requirements.
• Experience working with local municipalities, inspectors, utility providers and officials.
• Ability to read and understand construction documents such as blueprints, scopes of work, schedules, specifications, safety manuals etc.
• Familiarity with change orders, purchase orders, variance purchase orders.
• Fundamental knowledge of labor laws and regulatory compliance
• Experience with basic MS Office Suite, email, and internet, and proficiency using scheduling and project management software.
• Ability to effectively solve problems and conflicts.
• Ability to plan, coordinate, and provide leadership in the execution of complex construction projects.
• Knowledge of theory, principles, and practices of engineering
• Knowledge of design-build project delivery methodology
• Ability to delegate and manage multiple operations effectively.
• Ability to assess the operational effectiveness of contractors.
• Possesses written and oral communication skills to support decisions and recommendations.
• Conducts meetings and provides effective leadership to construction team member.
• Develops and manages budgets within established parameters.
• Ability to analyze and interpret technical materials accurately and effectively.
• Effective in making objective decisions.
• Strong knowledge of engineering drawings and specifications

Education/Experience Requirements
• This position requires a degree in engineering or 5 – 10 years construction management equivalent, a Florida driver’s license.
