Job Summary:

Audubon Property Management seeks a full time Maintenance Supervisor who will oversee all maintenance operations at The Julia at Saint Charlesa Class A, 200-unit rental community located in New Orleans, MA.

The Maintenance Supervisor will oversee one maintenance technician. Areas of responsibility will include, but are not limited to

HVAC systems, including heat pump and forced induction systems
Plumbing, Carpentry and Electrical work
Pool care
Painting
General appliance repair
Preventative care
Perform other duties as required

This position requires close coordination and communication with other maintenance and property staff. Candidate must be punctual, thorough, and must possess own set of basic trade tools.

Essential Duties:

Monitors completion of make-ready units.
Trouble-shoots, diagnoses and corrects major air conditioning failures (i.e., low refrigerant charges, bad compressors, fan motors). EPA certified preferred. Ensures filters are replaced in a timely manner. Completes replacement of systems as needed.
Trouble-shoots, diagnoses and corrects major heating failures (i.e. exchangers, thermos-couplings, boilers, tube bundles, etc.). Completes preventive maintenance as necessary.
Trouble-shoots, diagnoses and corrects major appliance failures.
Completes major carpentry, glass and sheet rock repairs (i.e., remove/replace doorframes, patch holes in sheet rock, apply texture, repair subfloors, repair cabinets, etc.).
Monitors, records and completes daily pool care. Possesses Certified Pool Operator Certificate.
Inspects the buildings and grounds regularly to identify maintenance issues.
Plans and assigns daily tasks for two-person maintenance staff. Meets daily with Community Manager to review property operations.
Shares on-call duty with Maintenance Technician and is available at all time via pager or cell phone unless previous arrangements have been made.
Performs resident work orders and service requests per company policy requirements.

Required Qualifications:

Requirements include, but are not limited to:

Minimum 5 years of relevant experience in all phases of building and/or facilities maintenance and repair.
Ability to successfully multi-task in busy, time-sensitive working environment
Valid Driver's License required with reliable transportation
Ability to provide excellent customer service to residents
Excellent verbal and communication skills
Minimum HS degree or equivalent
Successful completion of background check
Must be available for emergency/on call situations; some weekends required

The ideal candidate must be able to work efficiently and complete tasks assigned to them that meet or exceed industry standards. Clear and consistent verbal/written communication is essential. Along with a clean, neat and well-groomed appearance, the candidate must have a prime focus on excellent customer service as well as an inclusive, team oriented attitude.
