What this Position Does: Supervise, coordinate and delegate activities of service workers to insure that all upkeep, inventory and repair of grounds and buildings of the property are completed in an efficient manner at multiple properties. Maximize resident retention based on maintenance personnel’s effectiveness and attitude, response time, curb appeal, property amenities and involvement in resident activities as well as budget control and proper maintenance of the physical asset.

The Day-to-Day Responsibilities This Person will be Overseeing:

  • Schedule and direct supervision of all in-house and/or vendor work in partnership with the Community Managers. Lead the maintenance staff; delegate and/or participate in diagnosis of problems and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
  • Ensure/conduct weekly inspections and participate in preventative maintenance to include pool, exterior lighting, filter changes, and apartment inspections.
  • Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments under the direction and with the approval of the Community Manager. Approve Maintenance Department invoices for payment. Research and evaluate all current and potential products used in the maintenance and upkeep of the property.
  • Assist in annual budget preparation. Monitor and control utility, repair and maintenance and capital expense per budget.
  • Provide leadership and direction for all on-site employees under his/her supervision, which includes but not limited to: effective employee relations, compliance with employment law; ongoing training and motivation for staff. Ensure regular coaching, counseling and performance evaluations for all staff members. Assist in interviewing process for any potential service of ground personnel. Evaluate and manage schedules to control overtime costs.
  • Schedule and perform preventative maintenance.
  • Ensure timely, efficient response to service requests, make-readies, etc. Report unusual or extraordinary circumstances regarding the property or residents. Report all liability and damage incidents.
  • Maintain the required property uniform and ensure a professional appearance for all service, custodial, and grounds personnel at all times.
  • Required to rotate call with other service staff as well as back up Service Technicians as required.
  • Miscellaneous- May be asked to assist other communities during staff shortages or emergencies. Assist with acquisitions/dispositions duties as required and participate in property tours with senior management.

Any Travel Involved?: Yes, as needed to properties in the region.

Qualifications Involved with the Position: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

What Education and/or Experience You Will Bring to the Table: Required-High School diploma, or general education degree (GED); EPA Freon Certified (type 1 and 2 or Universal); or 4-6 years related experience and/or training; or equivalent combination of education and experience. 2 years supervisory experience preferred.

Communication Skills Involved with the Position: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to prepare routine reports and correspondence. Ability to speak effectively with residents, vendors and contractors, one-on-one or in-group settings.

Computer Skills and/or Office Equipment Knowledge: Working knowledge of calculator, copy machine, fax machine, telephone, and email system.

Physical Demands: While performing the duties of this job, the employee frequently is required to walk, climb or balance, and talk. The employee is frequently required to sit, stoop, kneel, squat, and crawl. The employee must frequently lift and/or move 25 pounds or more and, on rare occasion, move more than 100 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Work Environment: While performing the duties of this job, the employee may be exposed to outside weather conditions. The employee is exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
