Property Manager / Handyman

Job Title: Per Diem Property Manager / Handyman 

Location: Memphis, TN (Must reside locally)

Compensation: $200 per month (Hours may decrease or increase, depending on our needs. $25 per hour)

About Us:
We are out-of-state property owners seeking a reliable and proactive individual to manage basic property maintenance tasks and tenant interactions on our behalf. While we handle maintenance requests and tenant screening independently, we require assistance with property visits, maintenance checks, and tenant communications. This position offers flexibility with fluctuating hours based on our needs.

Responsibilities:
1. Perform basic maintenance tasks such as changing batteries for alarms and keypad door locks.
2. Conduct house visits to tenants who are late on payment or informing them that need to leave the property, ensuring timely communication and documentation.
3. Perform wellness checks on the property and take out the trash if necessary during visits.
4. Capture pictures and videos during property visits for documentation purposes.
5. Conduct room and house tours for prospective tenants as needed.
6. Maintain a high level of responsiveness and responsibility in all interactions with tenants and landlords.
7. Adhere to ad-hoc requests from landlords promptly and efficiently.
8. Maintain a valid driver's license and reliable transportation for property visits.

9. Be our representative and go-to person for any tasks that otherwise would require our in - person presence (ex: signing documents, filing reports, etc) 

Requirements:
1. Must reside in Memphis, TN. 
2. Handyman experience is highly preferred.
3. Excellent communication skills and the ability to interact professionally with tenants and landlords.
4. Proven reliability and responsiveness in previous roles.
5. Ability to adapt to fluctuating work hours and responsibilities.
6. Must possess a valid driver's license.
7. Trustworthy and capable of managing property-related tasks independently.
8. Ability to prioritize tasks effectively and manage time efficiently.

**Note:** This position is NOT a traditional property management role and does not involve full-scale property management responsibilities. The compensation reflects the per-diem nature of the role and will vary based on workload.
