Porter/Groundskeeper

RichSmith Management is currently seeking a dedicated Porter/Groundskeeper for our apartment community in Maumelle, AR. The Porter/Groundskeeper is responsible for maintaining the overall cleanliness and curb appeal of the community, including grounds, amenities, building exteriors, leasing office, parking lots, and other common areas. This role also involves assisting in the preparation of vacant apartments for move-in and completing resident service requests.

Responsibilities:

• Maintain the cleanliness and appearance of the community, adhering to established standards for grounds, building exteriors, breezeways, leasing office, pools, amenities, and other common areas.
• Repair/replace apartment materials and handle maintenance requests within the scope of management responsibility.
• Review daily work order priorities with the Service Tech/Community Manager.
• Comply with company and community operating and safety policies, as well as federal, state, and local laws.
• Walk the grounds, deliver notices to apartments, and ensure compliance with Fair Housing laws.
• Perform preventative maintenance tasks, including HVAC filter changes, storm drain and sewer clean-out, and mechanical system checks.
• Assist with landscaping and may perform exterior/interior painting.
• Replace exterior/interior light bulbs and globes.
• Pick up exterior and interior litter, empty and sanitize trash containers.
• Assist the office and maintenance teams, including walking apartments, move-in/move-out reports, and preparing vacant apartments for move-in.
• Ensure all repairs and replacements are completed for occupied apartments.
• Clean out trash from apartments before, during, and after make-ready activity.
• Perform any other duties as assigned.

Qualifications:

• At least one year of experience in the field, including maintenance (preferred).
• Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation and pool systems, and large and small appliance repair.
• Previous knowledge of grounds maintenance, landscaping, and/or general maintenance/janitorial experience is helpful.
• Working knowledge of basic interior/exterior maintenance, hand tools, and cleaning equipment.
• Willingness to deliver excellent customer service as a crucial part of the community team, providing a high-quality living environment.
• Attention to detail, problem-solving skills, troubleshooting ability, and decision-making skills are required.
• Must be able to pass a criminal background check.
