Maxus Properties is seeking to hire a full-time Maintenance Technician for Met on 7th/Rise Apartments in Birmingham, Alabama.

Our mission is to enhance property value through a combination of experienced personnel and advanced technology, with a strong focus on achieving high resident retention and occupancy rates.

Scope and Purpose:

Maintenance Technicians are essential for the upkeep of communities, handling tasks from plumbing and electrical work to landscaping and repairs. They conduct regular inspections to prevent issues, collaborate with team members to prioritize tasks, and ensure residents have a safe, comfortable environment. Their skills and attention to detail maintain property integrity and value, enhancing resident satisfaction and well-being.

Duties and Responsibilities:

  • Track and complete service requests on occupied and vacant apartments, office/clubhouse, and amenities.
  • Perform timely repairs, including electrical, plumbing, HVAC, carpentry, lighting, etc.
  • Prepare apartments for tour/following residents move in by conducting lock changes, move-out inspections, trash out, punch out, and scheduling vendors where necessary.
  • Assist with semi-annual property inspections, fire safety, pest control, etc.
  • Assist with controlling and reporting stock and inventory.
  • Safely use and perform periodic maintenance of tools and equipment (hammer, drill, saw, gauges, etc).
  • Complete any additional projects as requested under the direction of the Maintenance Supervisor.

Qualifications:

  • A high school diploma or equivalent is required
  • A current driverโ€™s license is required
  • Two years of facility or property maintenance experience is required
  • EPA is required
  • Familiarity with Fair Housing and commitment to abiding by all Fair Housing regulations is required.
  • Candidates must receive a passing score on the Maxus maintenance exam.
