Salary: $55,000.00 - $75,000.00

Firm Overview:
Flywheel SFR (Single Family Rentals) is an affiliate of Deer Park Road Management Company. Flywheel purchases U.S single-family homes with the purpose of generating an operationally enhanced stream of rental income.


Position:
Deer Park Road is hiring an SFR Maintenance Technician to help manage our single family rental properties. The new position will report to the Flywheel SFR Operation Director and will be based in the Front Range area of Denver, Colorado.


Position Summary:
The SFR Maintenance Technician plays a crucial role in ensuring exceptional customer service, cost control, and effective communication within the Single-Family Rental (SFR) properties community of stakeholders. They are responsible for responding to assigned maintenance requests in Denver and Dallas; diagnosing and conducting repairs; dispatching vendors as needed; and coordinating with tenants, vendors, the property manager, and the owner to maintain the properties to the highest standards. The position owns work order outcomes and prioritizes the most urgent and critical requests to ensure a balance of cost control, customer service, and asset preservation.


Responsibilities:
Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein.
- Respond to and complete assigned work orders in a professional and timely manner
- Ability to quickly assess the situation and determine the appropriate steps necessary to resolving the service requests
- Provide exceptional customer service when interacting with residents and vendors as an ideal representative of the company
- Courteous and prompt communication with team members and management
- Perform and track all preventative maintenance and risk management needs
- Practice cost-containment and expense control by repairing instead of replacing parts whenever possible, minimizing waste, and using or         requesting the proper equipment/tools.
- Approve vendor bids and manage change orders when necessary. Makes recommendations to leadership regarding vendor utilization and     pricing.
- Assist with make ready/unit touch-up procedures and/or work orders as needed or requested, including but not limited to:


o Electrical, plumbing
o Appliances
o Water irrigation systems
o Stairs, gates, fences, patios, railings
o Tile, carpet, and flooring
o Roofing, gutters, fasteners
o Interior/exterior lights and ceiling fans
o Fireplaces and Gas fixtures
o Shutters, doors, cabinets, windows, sliding glass doors and locks
o Leaks
o Drywall and Painting
o Pool areas, tile, hot tub/spa, pool furniture
o Other service areas as required


Qualifications:
- Skilled in repair and maintenance of household plumbing, electrical, and HVAC systems
- Experience with basic residential electrical services
- Ability to work on-call and overtime hours as needed
- Experience with residential handyman tasks/projects
- Ability to correspond (in writing and verbally) effectively with residents, management, team members, and vendors

 

Minimum Requirements:
- High school diploma or GED
- 2 years maintenance/construction background
- Valid Driver’s License
- Ability to travel as needed between Denver, CO and Dallas, TX
- Daily travel between properties
- Must be able to cultivate relationships with key vendors
- Must be able to work in environmentally and physically challenging working conditions
- Must be able to lift objects weighing 50lbs or more regularly
- Must be able to effectively communicate via written notes on individual work orders
- Must be available to work a rotating “on call” schedule including weekends

 

Preferred Requirements:
- Bi-lingual
- EPA 608 Certification for Refrigerant Management (At least Type II or Universal Certification)
- Professional certifications (electrical, plumbing, etc.)
- Bachelor’s degree or above
- Multifamily maintenance experience
- Familiarity with vendors in Denver and Dallas MSA’s
- Experience in the installation, maintenance, troubleshooting and repair of appliances, plumbing, HVAC, and electrical systems


Compensation:
- $55,000to $75,000 estimated salary (commensurate with experience)
