Mungo Homes is adding an Area Production Manager to our team in the Triad, NC market!

This position is responsible for monitoring all construction activities in an assigned territory. Also responsible for ensuring cohesive and consistent methods are adhered to in order to achieve desired results in terms of quality, consistency, and timeliness. In cooperation with the VP of Production/Production Manager, this position will be responsible for the daily management of the Production Team, including recruiting, hiring, motivating, recognizing, and rewarding; coaching, counseling, training, and problem-solving, to achieve department goals.

Essential Duties and Responsibilities: (performs other duties as assigned)

  • Maintain regular contact with Builders and Assistant Builders in assigned territory.
  • Accountable for the onboarding, formal training, individual skill mastery and assessments for assigned Builder Trainees and Builders, to ensure understanding of company practices, policies, procedures, and customer experience standards.
  • Responsible for formal training of production team members on the production core competencies, systems, customer experience, construction knowledge, processes and assessing skill mastery.
  • Hold weekly one on one meetings with each Builder in assigned communities to review progression of homes under construction, AVID surveys, variances, and walk houses for quality.
  • Conduct monthly training and role-playing of best practices for customer meetings and general customer communication.
  • Train trade partners and manage activities of field labor crews where required.
  • Participate in walk-throughs weekly and provide Builder with feedback.
  • Address job site and subcontractor issues
  • Review jobs for OSHA compliance, sediment control, lot issues, merchandising, scheduling, quality and material management, and closing dates.
  • Provide feedback to builders on all areas reviewed.
  • Quality Control Management:
  • Attend quality inspections on a regular basis.
  • Review and assist in resolving issues between the quality inspection company representatives, Mungo Production Team, or quality control process.
  • Identify and address chronic quality issues.
  • Verify quality inspection items have been addressed prior to new home orientation (QI verification).
  • Perform the role of Quality Manager in their absence.
  • Walk assigned territory homes during all phases of construction at least twice a month and again prior to closing to ensure the Mungo Homes quality and consistency standards are being met.
  • Review the Builder Schedule on a weekly basis to verify schedules are updated, vendor payment is released appropriately, home is progressing, and closing expectations are being met.
  • Review job reports weekly to ensure the accuracy of each home's forecasted completion date.
  • Collaborate with Warranty department to improve customer experience:
  • Review and address recurring warranty issues.
  • Discuss warranty items with Builders and the Customer Service Team during weekly meetings.
  • Regularly communicate with Senior Warranty Manager to review open service tickets and assist as needed with trade partner performance as it relates to customer service.
  • Review AVID survey scores regularly and actively participate in goal setting to achieve company AVID goals.
  • Actively participate with Builder, Sales, Marketing, and Land on all model home processes.
  • Own responsibility for each community's appearance within assigned territory:
  • Remain highly focused on the community entrance, model park, HOA areas, model home, and home sites.
  • Communicate effectively with other Team Members as needed when action items are required.
  • Participate in community Builder/Sales meetings to ensure effectiveness and provide feedback as needed.
  • Implement and manage lot matrix:
  • Review with Builders at the start of a new project, throughout the process of the project, and at the start of a new phase.
  • Approve field ledgers and address concerns with bonuses.
  • Regularly review job costs with Builders and address issues as needed.
  • Collaborate with other departments to resolve issues such as construction methods, planning and estimating, location of HVAC, plumbing, electrical, security, building pad designs, site development and drainage plans.
  • Regularly review and communicate any changes needed in the Homeowner and Operations Manual.
  • Assist Builders as needed in resolving customer concerns, jurisdictional issues, land development, and lot-specific plot plan issues. Communicate such matters to the appropriate personnel.
  • Remain current on all building codes and code modifications.
  • Product Oversite:
  • Identify and present new products, construction methods, market trends, gaps in production, opportunities for improvement, new trade partners, and new land positions.
  • Review product designs for continuous improvement and potential cost savings.
  • Manage prototype development in your territory.
  • Pursue continuous improvement within the position, working towards achieving and exceeding company goals.
  • Support a high-quality work environment with supportive training, career development focus and continuous improvement.
  • Participate in outside activities to represent and promote the products of the company.

Supervisory Responsibilities

Directly supervises Builders and Builder Trainees in assigned territory.

Qualifications

Education and/or Experience: Bachelor's degree from four-year college or university and / or five or more years residential construction experience; or equivalent combination of education and experience.

Computer Skills:

  • Apple iPad
  • Microsoft Office Suite (Excel, Word, Outlook)
  • Ability to learn KOVA software

Certificates, Licenses, Registrations:

  • Valid state drivers license in good standing.
  • Minimum state required automobile insurance.
  • Applicable state Residential Builder’s License.
