Job Description: Porter

The Porter will clean andmaintain assigned areas of the property and grounds. Must be friendly,outgoing, and must possess good communication skills. Is organized and able tothink and act quickly and effectively. Retains self-composure. Must take pridein and be dedicated to his/her job. Must display integrity and honesty in allaspects of his/her employment.

SupervisoryResponsibilities:

• None

Duties/Responsibilities:

• Performs cleaning,housekeeping, and light maintenance tasks and services throughout assignedproperty.
• Picks uptrash and empties trash containers.
• Performs lightrepairs and maintenance such as replacing light fixtures or unclogging pipes.
• Assists withthe cleaning and sanitizing of shared facilities and common spaces.
• Washeswindows.
• Vacuums andcleans floors, rugs, furniture, and drapes.
• Performslimited grounds maintenance such as mowing and trimming lawns and hedges andcleaning snow from sidewalks.
• Examinesproperty for safety hazards; reports problems to Manager or other appropriatestaff.
• Ensuresheating and cooling systems are operational.
• Ensures thatcleaning and maintenance supplies are stocked.
• Modifiesscope of cleaning and maintenance based on specified needs of the particularproperty (apartments, parking facilities, etc.)
• Performsother related duties as required.

Required Skills/Abilities:

• Understandingof safety hazards and proper use of various cleaning and sanitizing solutions.
• Detail-orientedand thorough.
• Ability toperform basic repairs and operate tools or equipment used in routinemaintenance.
• Ability tokeep the property clean and orderly.
• Goodinterpersonal skills with polite and courteous demeanor toward staff,customers, clients, and visitors to the property.

Education and Experience:

• High school diplomaor equivalent preferred.

Physical Requirements:

• Prolongedperiods standing.
• Must be ableto lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time.
