POSITION OVERVIEW

We're seeking a highly motivated Director of Site Acquisition to help identify, evaluate, and deliver new data center sites across the U.S. This person will play a critical role in expanding our platform — driving the process from site identification through acquisition and early-stage development.

The ideal candidate thrives in a fast-paced environment, is comfortable navigating ambiguity, and brings a blend of strategic negotiation skills & thinking, real estate acumen, and project execution skills. You'll work cross-functionally with internal teams and external partners to advance our data center pipeline and ensure each site meets the company's long-term growth objectives.

The employee may be required to perform other job-related duties as requested by management. All duties will be assigned in accordance with applicable laws and company policies

RESPONSIBILITIES

  • Identify, evaluate, and advance data center opportunities across the U.S. and the Americas markets.
  • Support the development of the metro strategy by assessing power availability, scalability, costs, permitting, tax incentives, and regional risk.
  • Coordinate early technical and commercial feasibility reviews with internal stakeholders.
  • Lead site-level due diligence including power and utility capacity, substation access, utility timelines, fiber availability, zoning, permitting, environmental considerations, and constructability.
  • Gather, review, and validate inputs from landlords, utilities, brokers, consultants, and municipalities.
  • Ensure diligence findings are clearly documented and communicated to leadership.
  • Support lease negotiations and commercial structuring in partnership with Real Estate and Legal.
  • Track deal progression, milestones, and deliverables from LOI through execution.
  • Assist with preparing deal review materials, executive summaries, and approval packages.
  • Maintain accurate site records, documentation, and status updates in Salesforce and internal tracking systems.
  • Monitor deal health, proactively flag risks or delays, and ensure data integrity across the Americas pipeline.
  • Coordinate closely with Transaction Analysts, Program Managers, and Site Diligence teams.
  • Serve as the primary site-level point of coordination across Engineering, Capacity Planning, Networking, Finance, Legal, and Operations.
  • Support clean handoff from site selection into delivery, buildout, and operations phases.
  • Ensure alignment between technical requirements, commercial commitments, and delivery timelines.
  • Manage relationships with brokers, landlords, utilities, consultants, and development partners across U.S. and Americas markets.
  • Evaluate inbound site opportunities and ensure consistent screening

REQUIRED QUALIFICATIONS

  • 10+ years of experience in data center site selection, infrastructure development, commercial real estate, or related fields.
  • Demonstrates comprehensive knowledge of U.S. and Americas data center markets, including utility infrastructure and regional regulatory frameworks.
  • Experience facilitating or leading commercial lease negotiations and executing complex due diligence workflows.
  • Strong technical knowledge of power procurement, utility infrastructure, and zoning/permitting requirements across diverse U.S. markets.
  • Proven track record of advancing complex transactions from inception to close while identifying and mitigating commercial and operational risks.
  • Proficient in managing project lifecycles across multiple domestic regions and the ability to coordinate across varying time zones.
  • Proven ability to manage high-volume project pipelines with a high degree of accuracy and consistent follow-through.
  • Demonstrated success in managing multiple concurrent deals and meeting deadlines within fast-paced, high-growth environments.
  • Exceptional written and verbal communication skills, with the ability to convey complex technical or financial information to diverse audiences.
  • Demonstrated experience in the end-to-end data center site selection process, including conducting comprehensive due diligence and feasibility assessments.
  • Able to partner effectively with internal stakeholders and external vendors to drive project execution and meet organizational milestones.

COMPENSATION: $200,000 - $225,000 salary
