Job description

WHO WE ARE

Bluecore Residential is not your typical property management firm. Founded in 2004, we are a privately owned real estate investment powerhouse that has owned and operated over 20,000 units across high-growth secondary markets. We don’t just “manage” assets; we dominate markets through a fully integrated platform of property management, asset management, and sophisticated data analytics with proprietary technology. At Bluecore, we’ve traded bureaucratic red tape for technology and transparency. We empower our teams to be decisive, solve problems in real-time, and act as true owners of their assets. If you are looking for a slow-paced corporate hierarchy, you won’t find it here. We move fast, we lean on data, and we play to win.

Ready to scale new heights? We’re looking for a Senior Regional Manager who pairs a growth mindset with a relentless drive for innovation. If you’re a high-impact leader who thrives in a fast-evolving environment, let’s build something great together.

  • Portfolio: The Senior Regional Manager will oversee a portfolio of 6-10 conventional multifamily Class A assets; approximately 2000 Units
  • Location: Remote base location. Ideal home base would be in Nashville, TN, Raleigh, North Carolina, or Atlanta, GA.
  • Travel: 75% travel required.
  • Reporting: This position reports to the Senior Vice President of Property Management.

As the Sr. Regional Manager, your mission is to provide solid leadership to the assigned portfolio while demanding superior performance, placing an emphasis on results, while developing all B-level Property Manager “Players” into A-level Players or by quickly identifying under-performing employees and then networking/recruiting to find top A-Players that will be hired, trained, and developed with the support, from the recruitment team. To achieve this mission you will:

  • Embrace Bluecore's culture of empowerment and transparency by engaging in healthy debate with leadership (No Fear of Conflict) and sharing what is not working well (4WHAT) on a weekly basis.
  • Focus on Talent discovery; building your dream team of A-Player Property Managers.
  • Empower your Property Managers while holding them accountable for decisions and results.
  • Be a servant leader; being a resource for all Property Managers in your portfolio to achieve maximum results.
  • Inspect, verify and audit the communities frequency to confirm Bluecore and legal compliance.
  • Continually evaluate your people, product and price and take action to solve your problems proactively.

Requirements

WHAT YOU BRING TO THE TABLE

  • Regional Expertise: Minimum 4 years of Multi-family Property Management experience in a Regional role, specifically overseeing Class A assets.
  • Portfolio Depth: Experience with conventional or market-rate multifamily communities, including both lease-up and stabilized assets.
  • Proven Track Record: You have successfully scaled and managed portfolios of 1,500+ units, consistently hitting or crushing budget expectations and exceeding occupancy goals.
  • Tech-Forward Mindset: You are a Yardi expert and have a proven history of using rent-maximizing software to drive NOI.
  • The “Recruiter” Muscle: You don’t just manage; you hunt for talent. You have a demonstrated ability to identify, hire, and develop “A-Players.”
  • Radical Communication: High-level interpersonal skills with the ability to engage in healthy debate and provide upward feedback to the SVP.
  • Road Warrior Ready: You live near a major airport and are ready to be on-site where it matters most (up to 75% travel).
  • Communication Skills: Professional proficiency in English.

WHO YOU ARE

The Stabilizer: You have a proven track record of taking communities from “lease-up chaos” to high-performing, stabilized assets. You know how to establish operational rhythms that stick.

  • The NOI Protector: You are a master at transitioning assets out of the lease-up phase. You know exactly when and how to eliminate concessions and push pricing without sacrificing occupancy or long-term value.
  • The Team Architect: Whether you are building a team from scratch or inheriting one in disarray, you can quickly assess talent, identify gaps, and install the right people in the right seats.
  • The Problem Solver: You have no patience for busy work or inefficient processes. You see technology—like Yardi and rent-maximizing software—as a tool to help you win, not a hurdle to clear.
  • The Radical Communicator: You run on transparency and healthy debate. You aren’t afraid to appeal a leadership decision if it doesn’t support the success of your portfolio.
  • The Talent Developer: You don’t rely on “canned” training. You coach to the individual, teaching your Property Managers how to think through problems so they become self-sufficient leaders, not order-takers.
  • The Cross-Functional Partner: You work effectively with cross-functional departments to keep your portfolio moving forward. This is a plus.
  • The Credentialed Professional: Holding a CAM, CAPS, CPM, or similar property management certification or license is a plus.

Benefits

Our Benefits & Culture
  • Bonuses: Eligible for Performance Based bonus, up to 10% of annual salary, paid out bi-annually.
  • Paid Time Off: Unlimited DTO, starting upon hire.
  • Mentorship: Join a collaborative team of multifamily experts dedicated to professional and company growth.
  • Holiday Pay: 10 full paid holidays.
  • Paid Volunteer Hours: 8 hours of paid volunteer time you can use throughout the year.
  • Housing Discounts: 25% off rent available for all employees off any unit.
