Position Details

  • Title: Project Manager (Residential Land Development)
  • Type: 1099 Contract
  • Location: Hybrid: Remote with monthly onsite presence at Bohanon Farms (Coweta County, GA)
  • Hours: approximately 10 hours per week
  • Compensation: $75-$100 per hour (based on experience)
  • Reports To: Chief Development & Executive Officer and Capital & Investor Relations
  • Direct Reports: Development/Operations Associate


Position Overview

The Project Manager (Residential Land Development) will serve as the Project Executive over the New River Overlook development at Bohanon Farms - a four-year, phased residential community in Coweta County, Georgia.


The project includes the development of low-density farm lots (generally 3+ acres) with a semi-luxury residential product consisting of lot sales, spec homes, semi-custom homes, and fully custom homes, delivered through our developer-led design-build general contracting company, Baseline Building Group.


This individual will oversee the entire development program by coordinating multiple work streams, maintaining the master project schedule, facilitating communication, and driving accountability across the team.


Core Responsibilities


Program Leadership & Execution

  • Serve as Project Executive over the New River Overlook development, leading the overall program from planning through execution.
  • Oversee the entire development program by coordinating multiple work streams and driving accountability across the team.


Scheduling & Coordination

  • Maintain the master project schedule utilizing Microsoft Project or comparable software.
  • Coordinate communication across all work streams.


Meetings & Communication

  • Organize and facilitate recurring meetings.
  • Prepare agendas, meeting minutes, action items, and follow-up.
  • Continually evaluate meeting cadence, format, duration, agendas, and overall effectiveness.


Reporting & Financial Oversight

  • Report program status to the General Partners and Limited Partners.
  • Provide oversight of development expenditures.


Team Leadership & Collaboration

  • Work collaboratively with each practice leader across Marketing, Design, Operations, and Finance.
  • Supervise and mentor one direct report, our Development Associate.

  • Residential development, zoning, entitlement, construction, or design-build experience are strongly preferred.
  • Background as a residential program manager, owner's representative, senior project manager, or design-build executive.
  • Availability for a monthly onsite presence at Bohanon Farms in Coweta County, Georgia.
